Project & Construction Manager, Central Region

Reporting to the Senior Manager, Central Region, you will coordinate and implement for all business units, new construction projects, renovation projects, minor renovations, branch/office relocations, and repair/maintenance issues related to both leased and owned ATB facilities. The Project & Construction Manager is the direct line of communication with all internal and external service providers during the construction project timeline and has an in depth knowledge of ATB's operational processes and contact points. The Project & Construction Manager maintains communication with ATB executive, business units, and external service providers to ensure ATB procedures and requirements are adhered to. The Project & Construction Manager is accountable and responsible for the scheduling, coordination, and construction completion of assigned projects within ATB's allocated and approved budgets and timelines. Individual project budgets range from $1,000 to $5,000,000 plus. The primary focus of the Project & Construction Manager is to provide project management services during the construction period up to and including user group occupancy to ensure that the projects are being performed as per the contract documentation and that the resulting facility meets the corporate requirements. The Project & Construction Manager provides site instruction to prevent any and all instances of substandard workmanship, errors, deficiencies and lack of compliance with established ATB policies and procedures. The Project & Construction Manager also provides their expertise and feedback from past projects during the budgeting and schematic design phases.
Your key responsibilities will include:
· Coordinates and manages a minimum of five (5) major and several minor projects simultaneously while ensuring ATB business units and customers experience minimal disruption during construction.
· Review and administer tender documents for new construction and renovations.
· Provide user groups with timely projects updates.
· Provide timely and accurate direction to contractors during construction so that the project is kept on time and within budget.
· The Project & Construction Manager is accountable and responsible for the expenditure of funds allocated to the project and keeping the project within approved budget limits.
· Administer documentation and installation of the owner-supplied equipment. (Vaults, Night Deposits, Signage, Furniture, Marketing aids, counter/central teller equipment, Safety Deposit Boxes).
· Co-ordinate the installation of Automated Banking Machines, Cash Dispensers, Telephones, Computer Workstations, Synergy Equipment, Furniture, Fax Machines, and other miscellaneous branch equipment.
· Provide direction and coordination for facility maintenance/repairs to business units (Electrical, Mechanical and Data requirements, Heat, Ventilation and Air Conditioning repairs or replacement, Roofing repairs, restorations or replacements, Insurance claims).
· Participates in the administration of lease documentation.
· Research new methods of construction and ongoing maintenance for ATB facilities.
· Stay current with new technologies and project delivery techniques.
· Compiles feedback from Senior Executive, RVP, Branch staff, User groups, Operational Efficiency, Information Technology, Procurement, Security, Marketing, and other internal resources on recently completed projects for review, assessment and implementation on upcoming new projects. Working with the Design Manager this feedback is then used in the development and implementation of program requirements for facilities management, renovations and new facilities. This includes such areas as; user group workflow and functionality, furniture placement, teller counter design, security equipment, alarms and security cameras.
· Reviews and analyzes, along with the Design Manager, construction tender pricing and makes a recommendations to senior executive to enter into project contracts. Project contracts may range from $1,000.00 to $5,000.000.00.
· Coordinate and assist in the completion of approved operating budget expenditure. Assign contracts up to $50,000 to contractors and vendors for various services required by ATB.
· Authorized approve for expenditures up to $10,000.00.
As the ideal candidate you possess:
· Knowledge of construction documentation, procedures and administration. Specification writing skills.
· Knowledge of architectural, structural, mechanical, and electrical principles and practices and modern building construction methods and materials. Contract administration skills.
· Ability to interpret and understand blue prints.
· Planner and organizer. Ability to multi task.
· Prepare, analyze and track project schedules and budgets.
· High moral and ethical standards.
· Ability to lead teams. Strong analytical and problem solving skills.
· Thorough understanding of ATB's business plan and goals.
· Oral and written communication skills. Travel is required in this position. Post-secondary diploma in a related discipline (architecture, technologist, construction, project management) and/or demonstrated equivalency plus supervisory experience in the field of project management.
· Minimum of 5 years experience in a project management environment with a thorough knowledge of project delivery, tendering and contracting processes, technical, financial and administrative functions along with a familiarity of computerized project management software.
· Computer skills including, MS Word, Excel, MS Project and understand IWMS (integrated work place management system) software.
· A PMI designation would be a definite asset. Valid Drivers License.
