OVERVIEW:

 

 

Our client, NorthAmerican Terminals Management, Inc. (NATM) is a leader in the acquisition, management, leasing and development of industrial properties critical to the movement of freight. Company owns, develops, and manages properties in the freight-transportation industry, and is the largest owner and manager of cross-dock freight distribution facilities in North America.

This is a new position reflecting the growth of NATM's Portfolio.  NATM currently manages approximately 130 properties in 28 U.S. states and Canada.

 

RESPONSIBILITIES:

 

Reporting to the Senior Vice President of Asset Management, Vice President-Property Management position includes primary responsibility for Property Management and Tenant Relations of a $500MM, portfolio of approximately 4 million sq. ft.

The position entails the management of a current three-person team of Senior Property Managers, as well as hands-on participation and demonstrated leadership in property inspections, property expense processing, property level reporting and budgeting, interfacing with accounting personnel, tenants, NATM senior management and partners.  The role will include significant interaction with other departments and senior management to achieve NATM goals. This position will also involve assistance with closing and transitioning-in of new acquisitions and lease renewal efforts.

 

Direct management of NATM Property Managers:

  • Assigning properties to PM's portfolios, and daily management of PM schedules and performance.
  • Monitoring of PM following of procedures and compliance with management agreements.
  • Periodic and annual performance reviews, personnel recommendations & actions
  • Implementation and monitoring of all PM systems
  • Coordination of annual and ad hoc budgeting processes
  • Coordination and tracking of all portfolio development & expansion projects.

 

Direct management for Properties:

Responsible for property management functions for all assigned facilities, insuring all are maintained in good order. Specific activities include:

 

    • Scheduled inspections (frequent travel required) and meeting  with  local Terminal management.
    • Provides on-site assessments, and gathers information about properties and issues relating to properties.
    • Coordination of all maintenance and repairs with tenants, contractors, and Tenant home office management.
    • Coordinates and communicates orally and in written documents/emails with local and head office Tenant contacts.
    • Coordinates Development & Construction on projects relating to assigned facilities.
    • Regular communication with SVP-AM on all property management issues impacting venture returns.
    • Interfacing with venture partner participants on a programmed reporting and ad hoc basis.
    • Participating in budgeting process, i.e. setting budgets, monitoring and maintaining performance goals, and reporting on monthly performance.
    • Administers tenant invoicing process in accordance with lease parameters, i.e. reviews and approves property expenses, calculates annual rent escalations etc.
    • Processes monthly invoices (taxes, utilities, licensing, permits, maintenance), interacting with Accounting personnel.
    • Maintains various files and reports, i.e. lease files, rent rolls, lease abstracts, action files for AST/UST, TI and CAPEX Projects, Taxes, Permits, COI.
    • Maintains rolling Proactive Maintenance sheets for Structure, Roofs, and Yard, as well as input of property related data into the YARDI system.

 

Assist SVP-Asset Management with marketing, development, and leasing activities as requested:

  • Consults on leasing activities and processes new leases, renewals and amendments.
  • Assists as needed on new acquisition due diligence reviews, transitioning-in new acquisitions, construction projects, development of marketing materials, etc.
  • Preparation of exhibits and other ad hoc reporting materials.
  • Assist with reporting to financial partners
  • Perform general office management functions as requested.

 

REQUIREMENTS:

 

 

  • A minimum of 8 to 10 years experience in industrial property management, specifically in trucking terminals and/or warehousing.
  • Must have managed a multi-tenant $250M-$500M industrial property portfolio.
  • In depth understanding of accounting, including monthly reporting, annual budgeting, capital expenditure plans, monthly variance reconciliation from budget, annual reconciliation.
  • Able to train, manage, and motivate staff.
  • Proficient in Yardi, Microsoft Office, Internet tools, Adobe, and Photo Suite.
  • Excellent organizational skills and a strong attention to detail. A critical thinker and problem solver. Collaborative in the development of procedures, implementation and tracking of management systems and results
  • Bachelor's degree.
