The Regional Director Real Estate is primarily responsible for all company real estate matters pertaining to the area or region of coverage assigned.  This will include all issues related to leasing, renewals and expansions; however, the primary focus will be on new location development.  The RDRE will also be responsible for generating and maintaining working relationships and referral business between the company and key Commercial Real Estate brokers within the designated area or region. 

Key tasks:

  • Site selection and analysis of  possible development locations within Region
  • Identify landlord or developer opportunities for partnership lease opportunities
  • Maintain existing real estate portfolio issues in region.
  • Identify potential acquisition targets within region and work with real estate and M and A team on transactions related to acquisitions.
  • Perform a minimum of 2 landlord meetings per week and maintain local relations.
  • Perform a minimum of 10 broker meetings per week and maintain local relations
  • Develop and convert 3rd party referrals – providing flow to local GM and team.
  • Generate sufficient sales leads based on personal conversion rate to achieve targeted revenue.
  • Develop an in-depth knowledge for the local business community through a structured and consistent territory management process that results in increased productivity.
  • Report and monitor activity and performance against a target on a weekly/monthly/quarterly basis per the Regus management process.
  • Perform other duties as assigned.  

Preferred Experience/Education:

  • Minimum 5 years direct commercial real estate experience
  • Thorough knowledge of Commercial real estate principals
  • Leasing knowledge preferred
  • Lease negotiation experience required
  • Business to business sales experience
  • National/Global Company experience preferred
  • Experience selling to Fortune 1000 companies
  • Adept at communicating CEO/CFO/COO to make financial commitment
  • Experience presenting to large (20+ people) groups of prospects
  • Highly developed networking skills and experience
  • Highly competent objection handler
  • Bachelor’s Degree in Business or a related field PC Literate with aptitude for understanding technology related issues
  • Able to work with MS Office Suite (Word, PowerPoint, Excel)
  • Must be able to travel up to 50%
