Leasing oversight of The Plant, San Jose, CA.  The Leasing Manager shall be 100% responsible for managing the entire leasing process for below.

The Plant.  Retail = 91.0% leased, 57,937 square feet available for lease.  Office = 0% leased, 3,858 square feet available for lease.

  • 1) "Power Center" Inline - (4) spaces - 5,872 sf, all singe non-contiguous space.
  • 2) "Pad" Inline - (4) spaces - 6,590 sf of which 6,590 sf is largest contiguous.
  • 3) "Town Square" Specialty Retail Area - (18) spaces - 35,504 sf of which 8,520 sf is largest contiguous.
  • 4) Building 28 Retail - (6) spaces - 7,191 sf of which 3,596 sf is largest contiguous.
  • 5) Office Space on 2nd floor of Building 28 - 3,858 sf out of 3,858 sf available, of which 3,858 is contiguous.

General Responsibilities

Leasing Tasks

  • On-Site Leasing. Market the property to potential retail and office tenants and show space to potential tenants. 4 days per week in San Jose and 1 day per week in San Francisco.
  • Prospecting. Identifying leasing prospects through telephone canvassing of focused tenant lists, community networking and in person trade area canvassing.
  • Leasing Coordinator. Manage directly and work closely with the Leasing Coordinator to assist you in completing your task assignments.
  • Strategy. Creation of Leasing strategies and merchandising plans for the Projects.
  • Existing Tenants.  Negotiate renewals and expansions with existing tenants.
  • Specialty Leasing. Create plan for specialty kiosks in Projects and/or temporary leasing to enhance revenue.
  • Broker Management. Managing relationships and create incentive plan with all outside brokerage houses that have retail brokers which service the Projects Trade Area to continually maintain current awareness of the Projects in the brokerage community.
  • Negotiations. Negotiating letters of intent and leases.
  • Underwriting. Lease Yield and NPV financial analysis.

 

Marketing for Leasing Tasks

  • Competitive Center Analysis. Research and document competitive properties including tenants, rents, lease expirations, expense charges, strengths and weaknesses to enhance competitive advantage.
  • Market Research. Specific market and void analysis of tenant categories which would be appropriate for the Projects based on the professional input provided by consultants.
  • Tenant Relations. Developing and maintaining tenant relationships in the industry. Obtaining store performance testimonials to aid in the leasing process.
  • Signage. Approve, install and update quarterly all Projects Leasing Signs.
  • Brochures. Approve, print and update quarterly the Projects Leasing Brochure.
  • Mailers & E-Mail Blasts. Design and promote a monthly direct print mail and e-mail blast to all key brokers and potential tenants.
  • Community Outreach. Meet with City officials and local business groups, including Chamber of Commerce. Attend community events.

 

Administrative Tasks

  • Legal Contract & Counsel Management. Overall management of all leasing commission agreements for procuring brokers, execution of legal engagement letters, and other leasing related contracts. Manage outside counsel so as to keep the transaction moving to closure at all times.
  • Financial Modeling. Updating the Argus financial model quarterly: a) lease execution Projections; b) Projected rents, c) tenant improvement allowances, d) brokerage commissions; and e) marketing leasing budgets.
  • Payments. Auditing and approving commission, leasing legal, interior LOD planner, and marketing invoices for payment.
  • Meetings. Supervise and attend leasing meetings weekly with Managing Partner and Leasing Coordinator. Attend quarterly equity partner and lender meetings to present leasing results.
  • Reporting. Oversee the execution of all monthly leasing reports per the Westrust Company standard format.
