POSITION SUMMARY:
Real Estate Talent Solutions has been engaged by CLIENT to recruit a Vice President of Operations to be located in the firm’s corporate headquarters in the San Francisco Bay Area.  The VP will be an accomplished real estate professional with an extensive and impressive background in property management operations.  The VP will be a member of the executive team and report to the firm’s Principal.  The responsibilities will focus on the operational performance of an 18,000 unit apartment portfolio primarily located in the Bay Area, Seattle, Portland and Los Angeles P&L areas.  

CLIENT DESCRIPTION:
CLIENT, founded 30+ years ago, is one of the largest owners of multi-family properties in the San Francisco Bay Area. The firm specializes in the acquisition, development and management of high quality residential properties. The portfolio is evenly split between owned and fee-managed assets.  The senior management team at CLIENT has an average tenure of 15+ years and the firm has more than 700 employees (120 at corporate).

PRIMARY RESPONSIBILITIES:
Accountable for the financial, operational, and overall business results of the Company’s multifamily properties, a portfolio of 18,000 units located in San Francisco Bay Area, Southern California, Portland, Seattle and Salt Lake City. The VP establishes annual business and financial goals for the portfolio aligned to the Company’s profitability and strategic goals.  The position provides leadership in the execution, management, reporting, and operation of the entire portfolio.

  • The VP hires, develops, and manages a team of four Directors of Property Management who manage 12 Portfolio Managers who manage 550 onsite employees. 
  • The VP is responsible for achieving the financial targets established in the annual budgets.  The VP fosters and promotes a climate that aligns with the Company’s values, operating principles, and human resources philosophy.
  • The VP is responsible for driving enhanced profitability and growth in the portfolio by establishing a network of real estate contacts and clients, including institutional and private property owners, and by aggressively pursuing and securing management contracts which are profitable and in keeping with the firm’s brand and strategy.  This position acts as the Company’s representative in negotiating new business, servicing existing clients, and identifying other transaction opportunities.  The goal is to seamlessly manage own and fee managed properties, in keeping with our brand and career growth opportunities of our employees.
  • The VP ensures compliance with the Company’s operating policies, procedures, and business practices, and introduces process improvements that promote operational efficiencies and enhanced property performance.  The position stays abreast of market conditions and trends, and works with the property management team to achieve or exceed financial targets in favorable and unfavorable market conditions.
  • The VP sponsors, leads, or participates in strategic initiatives that drive change and improve the Company’s competitive posture in the industry.  The position communicates the Company’s vision, strategy, and objectives in a compelling fashion to team members and external business contacts.
  • The VP is part of the Executive Team and interacts with it to report on portfolio results, progress against targeted goals, issues, and opportunities at the Regional levels.  The position proactively anticipates the information needs and expectations of the Executive Team, and provides reports and updates that facilitate effective decision-making.

CANDIDATE MUST HAVE:

  • Experience and a proven track record at leading and managing a large business enterprise.
  •  BA/BS degree.  MBA viewed favorably. 
    Seven plus years of experience with a similar level of responsibility.
    A career track record which demonstrates roles of increasing responsibility and solid tenure.
  • Experience with the hotel and retail industry will be strongly considered given the multi-family industry depth at the firm.
  •  A proven track record in developing and maintaining branding initiatives.
