Job Description:
As the analyst for a portfolio of over 24M SF, this position will work closely with the Asset Management team and the Portfolio Manager to analyze, compile, understand and process the flow of information from third party property management and the brokerage community to assist in the daily management of the portfolio. Responsibilities include reporting, analyzing and preparing a variety of financial reports, business plans and value-added opportunities. The ideal candidate will be a bright and an energetic self-starter with a strong personal desire to succeed. Additionally, the candidate should have strong experience within commercial real estate. Responsibilities related to property operations, financial analysis, property valuations and reporting to include the following:
Essential Duties and Responsibilities:
· Develop and update existing complex financial models to evaluate operating performance relative to investment goals and objectives.
· Analyze and comment on financial results, provide variance analysis, and report key performance metrics all relative to budget on a quarterly basis.
· Prepare executive summary monthly for ownership group detailing leasing and operating performance.
· Assist in annual budgets and quarterly reforecast as well as annual portfolio valuation.
· Monitor and analyze economic market conditions within the West Coast region
· Assist in managing third-party property managers and leasing agents
· Assist with ad-hoc requests
· Monitor guideline-leasing rates vs. market vs. actual leasing
Knowledge, Skills, and Abilities:
· Good knowledge of real estate investment principals and operations
· Strong understanding of modeling in Excel
· Fundamental knowledge of discounted cash flow analysis, NPV and Argus valuation modeling
· Good knowledge of accounting and finance
· Excellent communication skills; written and oral
· Ability and desire to work in a team environment
· Multi-tasking abilities
· Self-starter and ability to work independently
· Experience with Yardi is desired but not required
Degree(s) Required:
BA with business/accounting/real estate/finance concentrations
Experience Required:
2-5 years of analytical experience in commercial real estate preferred with proficient financial modeling and analytical skills.
