Job Summary:
Creates and leads the comprehensive strategic business development plan that will proactively focus on long term Total Service Integration (TSI) compliant revenue growth for CSX through the optimization of the Company's geographical network as it relates to locating new customers, upgrading existing customer's facilities, and planning new rail-centric locations.   
Primary Activities and Responsibilities:
  • Create, refine, and implement a comprehensive strategy for proactive, long term business development.
  • Lead, develop, and optimize skills of a field and headquarters-based organization to successfully execute the organization's strategy.
  • Collaborate with cross-functional CSX management including Sales and Marketing leadership, Capital Committee, Service Design, Engineering, and the Executive Team to advocate long term TSI compliant business development needs and priorities.
  • Build strong alliances with customers, short lines/regional railroads, planning commissions, commercial developers, communities, and federal and civic authorities to ensure successful execution of CSX's Regional Development strategies.
  • Miscellaneous activities and responsibilities as assigned by manager.
Minimum Qualifications:
  • Bachelors degree required
  • More than 7 years of supervisory experience required in Industrial Development, Real Estate, or the Railroad Industry
Preferred Qualifications
In addition to meeting the above qualifications, the following are preferred:
  • Masters degree in Business Administration, Finance/Economics, Sales/Marketing, Real Estate, Civil Engineering, Civil Planning, or Industrial Development and Design
  • More than 10 years of supervisory experience in Industrial Development, Real Estate, or the Railroad Industry
  • Certifications/Licenses:  Corporate Real Estate license
Knowledge and Skills:
  • Strategic planning, project management, and negotiating skills
  • Business acumen
  • Knowledge of financial principles within capital markets
  • Knowledge of ports and shortline railroads
  • Knowledge of initiating and managing a business venture including, but not limited to, securing financing, negotiating land leases, and the permitting process
  • Knowledge of TSI carload strategy and service delivery
  • Critical thinking skills
  • Process improvement skills
  • Knowledge of railroad industry and customer switching operations
  • Sales skills within supply chain or logistics areas
  • Knowledge of measuring industrial development evolution
  • Knowledge of industrial and economic development and marketing
  • Knowledge of and ability to network civic relationships within the CSX geographic region of operation
  • Written and oral communication skills

Job Requirements:
  • 50% travel required.
  • Work typically involves travel with overnight stays 50% of the time.
  • The applicant selected for this position must successfully complete a background check and drug test.  Passing results must be received prior to start date in new position.
