    OVERVIEW:

     

     

    Our client is a well established real estate investment firm which owns and manages almost 100 properties across the nation, valued in excess of $1 billion. Company specializes in acquiring, rehabilitating and repositioning industrial, retail, office and multi-family properties.


    The portfolio includes a wide variety of property types - warehouses, industrial facilities, research and development projects, office buildings, apartment buildings and community shopping centers. Company oversees daily operations through its own staff of property management professionals. Company currently seeks an energetic, hands-on, Sr. Property and Asset Manager to join its Newport Beach, CA location. 

     

    RESPONSIBILITIES:

     

    Reporting to the Managing Partner, the Sr. Property and Asset Manager will be responsible for the property management of a $200M - $250M primarily industrial portfolio. This industrial portfolio is varied, ranging from warehousing, manufacturing plants, and truck terminals, to research and development facilities. With the support from a 2 person property management team, overall objectives are to actively support the Company's tenant retention and leasing program, ensure budget compliance through accuracy of revenue collections and control of operating expenses. 

     

    Property Operations and Maintenance

    • Oversee and administer all property renovations, tenant improvement projects, necessary maintenance and other property services to maintain and enhance the value, operating efficiency and physical appearance of the properties, including contracting and monitoring qualified service providers as needed.

     

    Tenant Relations and Lease Administration

    • Develop and maintain positive and productive tenant relationships in a way that enhances overall property value.
    • Coordinate and supervise Marketing and Leasing of properties.
    • Review monthly marketing reports
    • Prepare lease abstracts on new leases
    • Handle lease negotiations and documentation

     

    Financial and Accounting Management

    • Manage the portfolio business plan with capital and operating budgets.
    • With support from the accounting and property team, manage and coordinate day-to-day financial transactions, such as timely and accurate preparation of tenant billings including annual operating escalation, RE tax escalation, utility billings, CPI calculations, etc.
    • Monitor monthly Income & Expense statements for irregularities
    • Ensure accurate preparation and timely submission of financial reports, such as Annual Budgeting and Expense Estimate, Monthly Operational Reports and Quarterly Variance and Re-forecasts.
    • Review annual CAM reconciliation, as well as lease termination reconciliations
    • Ensure accuracy of property debt worksheets
    • Ensure accurate and timely completion of due diligence as necessary
    • Assist acquisitions in closing and ownership transition process

     

     

    REQUIREMENTS:

     

     

    • A minimum of 5 to 7 years of Property Management experience.
    • Industrial Property Management experience is a strong plus.
    • Excellent planning, organizational and time management skills, able to manage both vendors and staff to ensure tenant and Company satisfaction.
    • A self starter, must be able to handle multiple projects simultaneously, and works well under tight deadlines and in a team environment.
    • Strong customer service orientation. A high level of professionalism is required.
    • Advanced Microsoft Word, Excel and Outlook proficiencies.
    • Exceptional oral and written communication skills.
    • Bachelor's degree from an accredited institution. Business management, finance, accounting or related discipline is preferred.

     

    COMPENSATION: Competitive Base and Bonus, commensurate with experience.

     

    Location:  Newport Beach, CA. Commutable candidates are preferred.
