Primary Job Responsibilities

The primary job responsibility: Is assisting  projects and helping see a project through from conception to completion.  Assigned responsibility for one or more projects, this individual provides day-to-day oversight of all aspects of project management, and consults regularly with SVP of Development.

 

Additional responsibilities include but are not limited to:

  • In the due diligence and conceptual design phase, help evaluate the property and its development potential, and identify areas of risk.  Assist with market evaluation and analysis of demographics, market demand, and competition. 

  • Prepare project proforma and detailed budgets.

  • Assist with the project positioning, branding, and product development including floor plans, specifications, and amenities.

  • Help review proposals for the design consultants (architects, engineers, etc.) and help assemble and manage the design team.  Ensure that documents are complete, accurate, and on time.

  • For redevelopment projects, help review proposals for the construction subcontractors and help assemble and manage the construction team.  Ensure that deliveries are complete, accurate, on time, and on or under budget.

  • Assist with the entitlement process with applicable government authorities.

  • Aid in preparing project schedules, specifications, and requirements.

  • Assist the preparation of bid documents and construction contracts.  Coordinate with architect and contractor during document completion and VE process.

  • Prepare monthly reports, schedules, and budget updates. Assist with the draw and funding processes and coordinate with accounting team.

  •  Monitor and help with  project time management

  • Work with  marketing  on plans and collateral.

  • Coordinate with property management team to execute an effective lease-up and management plan.

  • Coordinate preparation of associated documents, purchase agreements, leases, closing, and warranties.  Ensure compliance with legal recommendation and company policies.

  • Ability and willing to travel 20% of the time.

  • Assist with additional projects as needed.
