Real Estate firm has an excellent career opportunity for an energetic and motivated individual to join our team as a commercial Property Manager in our New Jersey division. In this role, you will be responsible for managing all aspects of the property, including financial management, supervision of on-site employees, maintaining tenant relations, and paying close attention to the property’s overall general maintenance. This position reports to the Chief Operating Officer.


Job responsibilities include, but are not limited to:


  • Oversee all day-to-day operations of the property. Direct the in-house maintenance team with daily and scheduled periodical maintenance/operations activities
  • Responsible for the consistent upkeep of the property common areas, vacant units, grounds and mechanical equipment
  • Create and implement maintenance procedures and protocols
  • Coordinate tenant services, establish and enforce standard policies and procedures
  • Consult on leasing strategies, attainment of occupancy goals and maximization of rental income
  • Assist and advise in preparation of annual budgets and oversee adherence to the budget throughout the year
  • Obtain 3rd party bids and proposals for various capital projects and initiatives
  • Within the mandate given, oversee vendors and contractors
  • Monthly, quarterly and annual reporting on the asset
  • Supervise rent collection and eviction activities
  • Insure proper documentation and certification practices to ensure local and federal compliance
  • Evaluate on-site staff and oversee hiring, disciplinary and termination decisions of staff
  • Regularly monitor financial performance of the property, making necessary changes in the operations as needed to meet and exceed performance goals
  • Responsible for the safety of the property team and the execution of a safety program. Insure that accidents and the potential for accidents is minimized.  Understand and adhere to OSHA standards and requirements and insure training is properly executed with the team, and that safety manuals and documentation are current and up to date




  • Candidates should possess a minimum of ten (10) years of experience in a commercial property/facilities management environment with minimum five (5) years’ experience in supervision of staff
  • Strong leader and communicator that can motivate team members
  • Working knowledge of building support and mechanical systems
  • Ability to identify and resolve operational issues in a decisive, timely manner
  • Experience managing the vendor selection and management process required
  • General financial reporting, budgets, variance reports and CAM ability required
  • Excellent verbal and written communication skills, and ability to read and interpret legal documents
  • Good organizational, computer, and accounting skills; proficiency in Microsoft Word, Excel, and Outlook
  • Must be familiar with industry related software (MRI/ Yardi preferred)
