SUMMARY

Responsible for overall management of Projects in Real Estate Development by conducting feasibility analyses, secures financing and manages the development process to develop new and rehabilitated projects. Position emphasizes finance aspects of development, and requires a high level of skills in financial project structuring.

 

ESSENTIAL DUTIES AND RESPONSIBILITIES - Includes the following. Other duties may be assigned.

 

  • Assists President and Senior Project Development Manager to define project concepts that meet strategic plan goals.

 

  • Assesses feasibility of project development and operations, along with timetable and milestones.

 

  • Structures complex financing packages and present them in standardized development and operating pro‐formas.

 

  • Develops updates and maintains proformas independently to be shared weekly, monthly, quarterly and annually with development team, funders, consultants, etc.

 

  • Validation of budgets, assumptions, and pro-forma analysis, including the identification of problems inherent to a given project.

 

  • Completes feasibility work related to site investigation, including ordering third party reports (environmental, surveys, capital needs assessments, soils reports, etc.)

 

  • Briefs senior management on project issues and obtains approvals.

 

  • Prepares financing applications, negotiates financing agreements and coordinates closings.

 

  • Prepares competitive funding applications.

 

  • Review and completion of applications and documentation necessary for debt and equity financing.
  • Negotiates and obtains project financing including grants, loans, tax credits, rental assistance contracts, and other subsidies.

 

  • Oversees pre‐development and development process including funder due‐diligence requirements.

 

  • Compilation of due diligence information including financial, market, demographic, site, federal, and state regulatory data.

 

  • Coordinates and manages development teams (architects, general contractors, relocation consultants, attorneys, and other consultants). 

 

  • Manage multiple projects concurrently.

 

  • Manage complex and time‐critical processes, funding requirements and relationships to complete projects on time and on budget.

 

  • Communicates with investors, brokers, property managers, industry consultants, and third parties involved in property valuation.

 

  • Participating in weekly project coordination meetings, maintaining project timeline, and coordinating with the development team on timely execution of projects.

 

  • Involvement in contract negotiation and review of legal documentation for partnership and loan agreements, purchase and sale contracts, and ownership structures.

 

  • Sets and achieve annual goals and development plans.

 

  • Responsible for establishing and meeting aggressive safety goals for all areas under his/her supervision.
