The Community Manager (“CM”) for a multifamily real estate property works closely with the General Manager and is responsible for all operations and resident relations.  The CM effectively initiates, manages, coordinates and motivates all available labor and resources in order to accomplish objectives/ goals as set forth by the Executive Team and General Manager.  These objectives/goals include, but are not limited proactive management, clear and concise communication, and strong customer service.


  • Manage day-to-day operations of the community while emphasizing a positive response to the concerns of residents.
  • Lead communication with residents to address all concerns/issues with a focus on community.
  • Directly oversee Front Desk/Concierge to ensure implementation of Gotham’s policies/ procedures aimed at fostering first class customer service.
  • Respond to building emergencies by leading communication to residents, coordinating resources, providing appropriate guidance in securing emergency services, and implementing corrective and preventive actions.
  • Review all lease agreements for new residents to ensure accuracy with respect to DHCR Riders and perform financial move in/out.
  • Perform all duties as required by lease agreements and associated documents.
  • Process invoices through Yardi in accordance with accounts payable procedures.
  • Manage vendor payments, orders and delivery logs.
  • Review charge reports and identify and report variances.
  • Directly manage compliance for all violations and local laws.
  • Directly manage collections including but not limited to nonpayment and holdover proceedings.
  • Physically walk and inspect community multiple times per week to ensure building maintenance standards are upheld. Write service requests to complete work as identified.
  • Assist in oversight of the timely maintenance of all building operations and systems
  • Assist in oversight of maintenance and repair work, including obtaining quotes from vendors, scheduling and coordinating work, and reviewing work after completion.
  • Assist General Manager in the negotiation of all service contracts, including bidding, awarding, and managing building contracts and ensuring that suppliers/service providers are meeting contractual obligations (i.e., HVAC, cleaning, landscaping, snow removal, pest control, critical systems maintenance, etc.).
  • Assist in oversight of apartment improvement construction projects and capital improvements.
  • Assist in oversight of outside contractors at the property to ensure compliance with contractual agreements, municipal codes, and safety standards. Works with contractors to minimize impact of work on the resident’s comfort and accessibility.
  • Participate in preparation of operating budgets and forecasts.
  • Work collaboratively with other departments (i.e., compliance, leasing, and accounting).
  • Help to ensure that all assets pass all audits, reviews, and inspections.



  • Bachelor’s degree
  • Thinks like an Owner.
  • 5 to 7 years of residential rent regulated property management experience in NYC.
  • Working technical knowledge of building operations and maintenance.
  • Proficient in Microsoft Outlook, Excel and Word
  • Acts in ways that demonstrate integrity. 
  • Displays diplomacy while handling difficult issues and challenges in a calm and rational manner.
  • Prioritizes tasks with logic and prevents or manages obstacles to attaining the necessary results.
  • Demonstrates flexibility when required and still achieves the best possible result.

  • Builds and maintains trust with owners, residents, staff and contractors/vendors using open, honest and regular communication.

  • Additional physical demands include significant physical mobility as required to move between and around assigned buildings.
  • Work is typically performed in an office setting during normal business hours.  However, depending on business requirements, evening and weekend work may be required.
