Company is a Bergen County, New Jersey-based full-service real estate development company. The Company acquires, develops and manages open-air shopping centers and retail properties in the Northeast U.S.

The Company is actively searching for a Director of Property Management to join its team and assume the responsibilities for its retail portfolio.


Bergen County, New Jersey-based developer is seeking an experienced (minimum 10 years) Director of Property Management to assume responsibility for property management and assist with tenant fitout and construction activities throughout its portfolio. Responsibilities include, but are not limited to:

            Property Management

  • Regular review of the portfolio and new acquisitions to determine timing and cost of capital expenditures/repairs and evaluation of physical conditions.

  • Routine inspections of the properties to ensure proper operation of building systems, maintenance, code compliance and tenant satisfaction.

  • Perform site visits as well as maintain tenant relations and lease compliance.

  • Select and review all third-party contractual providers/vendors, including the negotiation of annual maintenance contracts.

  • Approve invoices, budget and monitor expenses, supervise tenant improvements and other developer-initiated capital projects.

  • Coordinate all major repairs and capital items including Tenant Improvements as required.

  • Coordination with leasing and accounting departments to prepare CAM budgets for each property.

  • Review operating expense reconciliations and A/P with accounting staff.

  • Coordinate tours with for lenders, insurance companies and prospective tenants as applicable.


  • Assist with project budget preparation, project feasibility and the review and selection of third-party contractors and contract negotiation as needed with Director of Development and Construction.

  • Assist with the monitoring of construction schedules and tenant coordination as applicable.


  • Experience managing a geogrpahically diverse commercial retail real estate portfolio is a must
  • Candidate should be detail oriented, possess excellent communication and MS Office skills, be able to manage multiple projects simultaneously and work in a fast-paced office environment.

  • Ability and willingness to travel.
