Seeking an experienced, hands on Commercial Property Manager whose primary responsibility will be the daily financial and operational management of a 325,000 SF office tower in downtown Ft. Lauderdale. 

The ideal candidates will have experience in:

Supervision of administrative and engineering staff

Management of major mechanical and structural capital improvements

Preparing annual operating budget for property and capital budget

Establishing and administering estimated/actual pass-through expenses

Monthly accounting and variance reporting

Processing AP & AR

Conduct on-site property inspections

Ensure property and lease files are properly maintained

Verify lease commencement dates and review lease files to ensure accurate billing

Prepare financial reports as specified in management agreement

Perform and/or monitor collections and coordinate default proceedings

Coordinate real estate tax review process for property

Excellent customer service in interacting with tenants and clients

Coordinate insurance requirements for the property and vendors

Evaluate service contract requirements, prepare specs, bid, negotiate and manage vendor contracts

Establish and administer preventative maintenance plans

Minimum of five years of commercial office tower management experience is required. Proficiency in Microsoft applications is required and experience with accounting for third party clients using Yardi software preferred.
