At McCaffery Interests a strong Senior Commercial Property Manager has excellent leadership, interpersonal, organizational, communication and time management skills with proven marketing and leasing capabilities in addition to personnel and financial management expertise. 


 Senior Commercial Property Managers will be responsible for the management of property operations, strategic initiatives, and financial results for their assigned properties.


It is imperative that a  Senior Commercial Property Manager fulfills the following duties and responsibilities in a manner that exemplifies best-in-class property management.


Essential Duties and Responsibilities:

  • Responsible for efficient operation of the property to generate the highest possible revenue and maximum NOI to meet the owners goals and objectives
  • Responsible for constant monitoring of financial performance and ensuring  pro-active actions are taken to correct deviations from the budgets
  • Responsible for ensuring the McCaffery Operational Standards of Excellence are carried through
  • Lead by example, monitor and evaluate support staff to ensure compliance to McCaffery Operational Standards of Excellence


Financial and Operational Management:

  • Manage day to day operations within the approved annual operating budget and business plan to achieve budgeted NOI
  • Responsible for supervising property staff
  • Responsible for making recommendations on hiring, training and setting goals
  • Research and implement annual budgets including coordination of certain revenue, operating expenses and capital expenditures for building improvements
  • Maintain and update tenant/vendor/property Certificates of Insurances
  • Financial Responsibilities such as:
    • Review and approve monthly tenant billings
    • Manage timely rent collection and monitoring of delinquencies
    • Develop cost saving strategies to reduce budgeted expenses
    • Reviewing and approve all property invoices according to approved annual operating budget
    • Monthly review of General Ledger prior to Accounting month closing
    • Monthly review of Final Property Financials before report issued to Ownership
    • Constant monitoring of vendor performance and annual bidding of contracts to ensure competitive pricing and optimal service
  • Assist with management of capital improvement projects as assigned

Lease Administration

  • Read entire lease, comprehend and abstract all relevant lease provisions with approval f rom Lease Administration Manager
  • Monthly review of rent roll to identify upcoming lease expirations and engage Leasing Agent to fill any upcoming vacancies
  • Lease Administration Responsibilities such as:
    • Lease-related tenant notifications such as commencement dates, default notices etc
    • Generate and review annual CAM reconciliations per the tenant lease
    • Timely collection of  sales reports as outlined in the lease including
    • Timely collection of relevant asset class health ratio’s
    • Accurate calculation of percentage rent


Leasing and Marketing Management:

  • Monitor and direct Leasing and Marketing activities to ensure budgeted occupancy is achieved
  • Direct all leasing and sales activity and including but not limited to digital marketing, local outreach, and advertising plans
  • Maintain on-going, in-depth knowledge of associated market, market rents, NNN rents and demographics to strategically evaluate and make recommendations for future leasing activity
  • Review tenant retention programs and modify to meet tenant needs and improve retention and traffic to the site



  • Produce monthly, quarterly and annual reports as dictated by Ownership reporting requirements
  • Produce required internal reports such as:
    • staff time sheets
    • weekly performance report
    • quarterly performance reviews
    • monthly A|R delinquency report
