Position Objective:

Provide the highest possible level of customer service to tenants and clients. Ensure long-term occupancy in all properties by providing a productive, healthy, aesthetically pleasing and efficient work environment.  Manage the operating costs and approved capital expenditures at or below levels approved by Ownership.  Provide recommendations and suggestions to Asset Managers on property management and operational issues.       

Preferred Education:

Bachelor’s Degree with CCIM, CPM or RPA designation and state real estate license.

Preferred Experience:

5 years of property or building management experience.

Essential Duties:

  • Ensure the highest levels of tenant satisfaction.

  • Financially operate the property ensuring the monthly, quarterly and annual financial goals as approved in the annual budget are attained.

  • Review monthly operating reports and explain budget variances

  • Visit tenants regularly and maintain a positive, productive and professional relationship with all tenants.

  • Ensure accurate and timely completion of all legal documents pertaining to lease administration and administer the lease.

  • Assist as requested with tenant renewals and expansions.

  • Inspect and evaluate all building equipment, systems and grounds to ensure that the appearance and operation of the managed properties meet company standards.

  • Review and implement emergency procedures.

  • Ensure that tenant service calls are handled within the time frame approved by Ownership and with 100% customer satisfaction.

  • Develop positive relationships with vendor partners ensuring they understand the goals, objectives and code of conduct at the properties they work in.

  • Ensure that all work performed by outside contractors is performed timely and appropriately in accordance with all contract documents.

  • Ensure that the yearly business plan and budget for the property is developed, completed and approved by Ownership.

  • Manage collection of accounts receivable.

  • Promote and communicate company objectives, standards and code of conduct to all managed personnel.
