Our client is one of America’s largest privately held real estate companies. The firm owns and manages over 700 properties encompassing over 40 million square feet in 38 states. The diverse portfolio includes retail, office, industrial, hotel, residential, and land holdings. Their headquarters are in Buffalo, NY and a corporate office in Sarasota, FL.

Construction

Our client staffs its own construction division complete with engineers, architects, draftsmen, project managers, and supervisors. These specialists work with contractors to make sure each project is done effectively, on time and within budget

KEY RESPONSIBILITIES

Directly responsible for organizing, supervising, scheduling & planning of multiple projects to maximize cost efficiency and motivate employees to complete each project assigned on time and under budget. Provide technical expertise on site cost estimates, negotiate contract change orders, establish project objectives, maintain policies & procedures and are responsible for all administration requirements and job cost as directed by Director of Construction.

Principle Duties and Responsibilities

1. Guide Project Superintendents to enhance their abilities as managers, promote team concept, company policies and procedures.

2. Plan, coordinate and direct efficient use of all labor, equipment, materials, subcontractors/ material suppliers to achieve the highest quality at the least possible cost.

3. Make sure that Superintendent and their crewmembers understand clearly, what they should be doing each day. Verify that they thoroughly understand the scope of work involved.

4. Evaluate productivity reports for maximum efficiency and safety. Discuss updates weekly with the Project Superintendent (daily if needed).

5. Allocate adequate resources to the work force so they have the best possible chance of achieving project goals.

6. Set reasonable attainable project goals, monitor progress, acknowledge success or take corrective action to prevent failure.

7. Instruct all Superintendents how new policies or procedures may impact their daily activities, monitor comprehension and insure follow through

8. Review all incoming paperwork from the field for accuracy, completion, legibility and consistency.

9. Evaluate the performance of Project Superintendents and their crews.

10. Monitor all labor requirements, changes and problems with the Project Superintendent who will update the Labor Supervisor.

11. Monitor material and equipment orders, insure “just in time inventory”, accuracy and efficiency.

12. Maintain an excellent working relationship with the project end user.

13. Act as agent for the company in an equitable, honest way.

14. Notify the office immediately of changes in scope. Instruct Superintendent how to track changes in scope (Change Directives). Monitor submittal and RFI process/status and anticipate potential impact on project.

15. Monitor and maintain the flow of information from the Superintendent to accounting such as accurate quantities, time sheets and progress reports for each project supervised.

16. Review job costs and schedule status with Superintendent weekly.

17. Monitor progress, productivity and methods utilized on all job sites.

18. Set up and attend all project job site meetings when required.

19. Absorb as many project administrative duties as possible to create more time for Superintendent to directly supervise project labor and subcontractors.

20. Give employees immediate feedback for a job well done.

21. Review and approve all time & material sheets and billings.

22. Review and approve all progress payments.

23. Review daily time sheets for thorough completion and accuracy.

24. Train, support and guide field forces.

25. Attend weekly management meetings.

26. Maintain rapport with work force. Identify individuals with potential to upper management.

27. Supervise and train Superintendents to improve their technical/administrative knowledge as well as their skills in employee relations. Guide and teach them how to create team spirit breaking down “we vs. them”.

28. Review job cost reports and schedule status information weekly. Notify Director of deficiencies to assess alternatives and select a corrective course of action. In addition, relay positive/negative information to field… “let them know the score”.

29. Generate/secure all contracts related to the projects supervised.

30. Take-off, estimate and/or price out extra work, change orders or potential projects as required.

PROFESSIONAL EXPERIENCE/QUALIFICATIONS

• Minimum 5 years of commercial construction management experience.

• Experience/expertise in construction of commercial and retail centers including design and layout and management of contractors and subcontractors.

• Excellent communication and negotiation skills.

• Experience in costs, takeoffs, bid analysis.

• 5 years of field experience desired.

• Computer literate with a working knowledge of spreadsheets, word processing and scheduling required.

EDUCATION

• Minimum Associates Degree in Engineering or Construction Management required. Bachelor degree desired.

RELATIONSHIPS

• Report to Director and VP of Construction

• Continuous communications with Contractors to determine problems, needs analysis and review overall scope of projects. Communicate with Executive management to discuss project development. Interface with engineering firms, contractors and government officials.

• Coordinate occasionally with Design Department. Continually coordinate during construction, with field superintendents, leasing, utilities, contractors and tenants. Develop and maintain professional relationship with clients, designers and contractors. Hold meetings with clients/tenants and contractor.

• Supervises Superintendents, Supervisors, Field Technicians and all Project Field Forces, Subcontractors/Suppliers.

• Provide clear direction, establish workable goals, instruct, guide, communicate and fairly evaluate all personnel at your direction.

• Managers supervise 4-16 field personnel, plus 5-15 subcontractors and up to 150 employees per job. Project Managers manage multiple jobs at one time (depending on scope of each).

PHYSICAL REQUIREMENTS

Normal dexterity required in maintenance/laborer environment including hand-eye coordination, walking, sitting, standing, alertness (attention to detail); Computer input. May require lifting of materials weighing up to 50 pounds. Much sitting and driving for extended periods of time to get to locations, and walking to perform inspection of locations.
