Job Summary: The Project Coordinator/Manager will play an integral role in all acquisitions, from pre-contract to post-close. This position will be responsible for assessing the infrastructure of all potential acquisitions, creating scopes for necessary repairs and recommended improvements, assisting in due diligence inspections, and overseeing bids and capital budgets for renovation work at all ClearWorth acquired properties. This position will simultaneously direct multiple renovation projects for the company. 

Key Duties/Responsibilities:

  • Perform initial site assessment for all potential acquisitions
  • Prepare initial apartment rehab scopes, refine scopes based on direction from ClearWorth team, and bid scopes to a minimum of three contractors
  • Develop detailed work plans, schedules, project estimates, and weekly status reports to effectively manage each assigned project and communicate progress to project stakeholders
  • Analyze bids for accuracy in-line with project requirements, identify bid estimation discrepancies and work with bidders to clarify. Negotiate bid pricing.
  • Track project capital budgets through renovation cycle
  • Plan, direct, and coordinate all elements of project scope items and overall project goals and objectives, to ensure timely, cost effective project completion
  • Effectively communicate and report relevant project information to management and minimize company exposure and risk
  • Review and approve project invoices and manage contracts and supporting documentation
  • Review, negotiate, and recommend scope adjustments and change orders
  • Coordinate and assist in the processing/execution of insurance claims
  • Communicate with insurance adjusters on loss proceeds and lender disbursements
  • Travel required (25-50%)



  • A Bachelor’s Degree in Construction Management (or related degree) is preferred
  • Minimum of 3 years in-field construction experience managing renovation and rehab projects for apartment ownership groups, rehab construction contractors, or project management consulting firms
  • Minimum of 3 years inspecting apartment complexes and developing scopes of work for rehab/renovation projects
  • Minimum of 2 years of experience troubleshooting and repairing day-to-day operational maintenance issues that occur on a typical apartment property (utilities, HVAC, roofing, foundations, drainage, life/safety, etc.)
  • Complete understanding of the components of the physical plant
  • Practical experience of operational equipment and physical plant including HVAC, roof structure, electrical and plumbing
  • Experience with mid-rise/high-rise apartment renovation is a plus
  • Must have strong skills with MS Excel and other programs from the Microsoft suite of products
  • Must have strong construction cost estimation skills
  • Proficient with accounts receivables and payables
  • Well versed in multi-family renovation construction
  • Strong oral and written communications skills
  • Highly motivated and driven to contribute to the high-level goals of ClearWorth Capital
  • Ability to represent ClearWorth Capital as construction expert and key member of the team
  • Collaborative orientation towards project team, including outside vendors
