Position Title: DIRECTOR OF DESIGN (Licensed Architect)
Reports to: Executive Vice President of Development
Location: Newark, NJ
The Director of Design will be a hands on Licensed Architect who is responsible for the oversight and management of several concurrent real estate design initiatives, and managing the inside and outside consulting teams through all phases of project planning and design. This individual will manage all aspects of the project design process including conceptual, schematic, design development, and construction documents, as well as oversight during construction. This position will report to the Executive Vice President of Development.
Founded in 1956, Edison Properties, LLC is a privately-held real estate/service business in New York and New Jersey and is the family-owned parent company of Edison ParkFast with 40 open air lots and garages throughout New York City, New Jersey and Baltimore. Edison Properties also owns and operates Manhattan Mini Storage, New York’s self-storage leader and one of the most recognized brands in the city. Edison Properties owns and operates the Hippodrome, a 650,000 sf Class A office building in the heart of Midtown Manhattan. Edison Properties also developed, built, owns and manages the Ludlow, a 243-unit luxury residential high-rise on the Lower East Side. Edison Properties has grown steadily and conservatively since its founding and now owns over 3 million sf. of property in Manhattan and Brooklyn and additional properties in Newark, Baltimore and Jersey City.
Responsible for overseeing the design process for all tenant and repositioning improvement projects for the firm.
Commence projects by leading the design process, coordinating the project team, defining project scope with business operations and/or stakeholders and detailing project plan/budgets.
Evaluate operating property assets and assessing potential upgrades.
Manage outside architects, engineering consultants and other design and construction related vendors in conjunction with the EVP’s of Development and Engineering/Construction.
Work closely with the Executive Vice President, Engineering & Construction, and senior management to ensure that project(s) are completed within established budget, scheduled milestones and standards of quality.
Establish the architectural and graphic design standards for new projects among all the operating businesses.
Lead efforts to raise the quality of architectural design across all business brands and integrate design with operational and functional requirements.
Interface with the construction management team on existing and new projects.
Ensure compliance with policy and procedures manual for design and construction with the Edison Construction Management (ECM) team.
Coordinate and consult with ECM and Edison Design Services teams on critical design and construction projects, making sure that these projects are moving forward in the timeliest and most cost-efficient ways possible.
Prepare project status reports and work to ensure that plans adhere to contract specifications.
Ensure a comprehensive and systematic review of all architectural and engineering design. Present for senior management and approval.
Elicit and contribute to research on issues affecting design, construction and zoning/planning.
Oversee the current design staff (one drafts person).
Evaluate and determine the performance and hiring needs of the design staff.
Minimum seven to ten years plus of relevant design experience in New York/New Jersey.
Experience working within an owner/developer, design firm, or design function within an architectural firm on a variety of projects, including commercial, retail, office and residential.
Knowledge of all phases of urban real estate design for development and redevelopment.
Ability to read, interpret and direct the creation of architectural design drawings is essential.
Ability to communicate ideas through sketches and technical drawings. Ability to read, understand, and critique the drawings of others.
Facility for interpreting contract documents, manuals, research and instructional reports and procedures in mechanical drawings and layout work.
Ability to work independently, present recommendations and interact with the senior management in the decision making process.
Time of the essence, hands-on approach to overseeing projects, identifying the most critical priorities and addressing them in real time so that there are no delays in project completion.
Solid communication and interpersonal skills and proven ability to effectively work within and across departments.
Familiarity with New York and/or New Jersey zoning a plus.
Working knowledge of all Microsoft Office software, AutoCAD and Revit
Four-year college or university degree in the fields of architecture and/or engineering required.
Master of architecture or equivalent is desirable.
