We are currently seeking an experienced Lead Building Engineer to join our team in the Suburban Maryland area

Our company owns and manages approximately five million square feet of office and retail properties throughout the United States.  We are in growth mode and the environment is very fast paced in nature.  The ideal candidate will be high energy and able to adapt in a dynamic environment, and will work well as a team. 

The Lead Building Engineer is required to support all functions of building operations, for a company owned office portfolio in Suburban Maryland, including contractor supervision, mechanical systems maintenance oversight, capital projects, and operating efficiencies. 

Essential Job Functions:

 

  • Responsible for the operational management and effective daily leadership and administration of the engineering team with the objectives of safely, efficiently, and effectively operating machinery and systems in a cost-effective manner

  • Oversee the maintenance and continuous operation of all building systems including: fire/life safety, mechanical (HVAC, plumbing, controls), electrical (lighting, UPS, PDU, generators, primary switch gear), lighting and temperature controls systems, light construction (painting, doors, relights, locks), and digital systems (fire alarm, duress, card access, radionics, CCTV)

  • Coordinate with the property manager to utilize staff and outside vendors in the most efficient manner possible

  • Identify the maintenance objectives of the facility and incorporate those objectives into a documented plan that includes preventive and reactive maintenance procedures

  • Identify safety hazards within the portfolio and incorporate the remediation of such hazards to ensure that the portfolio’s staff and occupants work in a safe environment. Implement, administer, and manage safety training program

  • Assist in the development of the annual operating and capital budget

  • Along with the property manager, responsible for ensuring that major projects performed at the portfolio are properly planned, executed and closed out in accordance with standard company practices

  • Oversee the activities of contractors working within the portfolio

  • Keep records of buildings rounds and readings, all engineering logs and engineering data sheets

  • Advance training and notification to all contractors so that they are informed and knowledgeable with respects to the portfolio’s critical functions and the work they are to perform, including an incident contact response list

  • Performs additional job duties as requested

  • Must be able to lift 50 lbs. and use 12 foot ladder

Minimum Requirements:

  • High School diploma or GED equivalent

  • Valid driver’s license

  • 5-10 years related work experience, including supervisory experience

  • Working knowledge of computer applications including Word, Excel, Outlook and PowerPoint

  • Demonstrated verbal/written communication skills

  • Proven record of excellent internal and external customer service
