  1. As a owner’s representative, manage and monitor the on-site construction and development activities for one or more residential or mixed-use development projects.
  2. Manage third-party companies hired to act as general contractors on site.
  3. Identify and execute owner-controlled construction decisions, including selection of unit finishes, resolution of conflicts within construction plans, and management of non-general contractor disciplines.
  4. Coordinate with design professional as necessary throughout the development process. Work with county and/or city development departments to obtain various construction and development permits.
  5. Monitor construction quality, schedule, and turnover of units.
  6. Maintain cost schedules, comparing them to the construction budgets and modifying them to reflect change orders.
  7. Prepare monthly construction draws and coordinate with the bank, general contractor, equity partner, and design professionals to process the draws.
  8. As necessary, coordinate the unit finish construction of any for sale units or retail components.
  9. Support the company’s efforts to seek out and secure other development projects.
  10. Coordinate the pre-development process, including preliminary design, zoning, permitting and securing institutional financial partners.
  11. Underwrite and prepare financial models for proposed developments and /or acquisitions.
  12. Evaluate Markets, submarkets, and neighborhoods for consideration for investment.
