Job Description: Executive Property Manager

1,600-unit affordable housing community in the Lower East Side of Manhattan

The Executive Property Manager will oversee a prominent 1,600-unit affordable housing community in the Lower East Side of Manhattan.  The project is privately owned, but is regulated by New York State Homes and Community Renewal (HCR) pursuant Article IV of New York’s Private Housing Finance Law (similar to Mitchell-Lama).  Developed in 1934, this well-managed property has been stewarded for more than three decades by its outgoing general manager.  An opportunity exists for an experienced, proactive, creative and flexible management professional, who takes passion in his/her work, to pick up the reins and modernize this asset (both physically and qualitatively) to serve the needs of its residents for the next 80 years!   The Executive Property Manager will receive strong asset management support and resources from a committed ownership team.  

Pay will be commensurate with experience, and the compensation package will include a performance-based bonus.  A competitive benefits package is included, and the job-stability outlook for a successful candidate is strong.

Functions that will, directly or indirectly, be the responsibility of the Executive Property Manager to oversee and/or execute include, but are not limited to:

-Directing management team including leasing and accounting

-Directing property operations team including superintendents/security director/maintenance staff/janitorial staff

-Resident communications and effective resolution of resident concerns

-Compliance with state (HCR) regulatory and reporting requirements, including annual budgets and rent increase applications

-Reporting to ownership including authorship of monthly management reports addressing key property initiatives and monthly financial review

-Put in place structure and procedures to improve the efficiency and accountability of management and property operations

-Oversee capital projects including ongoing storm resiliency project.  Plan future capital improvements

-Developing and maintaining strong positive relationships the internal and external community

-Storefront retail leasing

 

A successful candidate will have an enjoyment of property management running through his/her veins, and have demonstrated excellence in management at one or more prominent New York City residential properties.  Ambitious assistant property managers who have received strong mentoring will also receive consideration. 

Excellent written communication skills, along with strong people skills and empathy, are essential.  Ability to speak in one or more Chinese dialects is highly valuable but not a requirement.
