Intracorp is solely owned by Joe Houssian. Joe is the Former President, CEO and Chairman of Intrawest, and that company's founder. In 1986, he recognized the potential for a destination resort industry, based on the growing affluence of the Baby Boomers and their quest for experiences they could share with family and friends. He engineered the acquisition of Blackcomb Mountain in 1986 and took the company public in 1990, appearing first on the Toronto Stock Exchange and later, the New York Stock Exchange. Under Joe's leadership, Intrawest became the world's largest planner, designer, builder and operator of destination resorts and resort villages. In 2006, he oversaw the sale of the company to Fortress Investment Group LLC for $2.8 billion and in the following year he formed Replay. In addition to Intracorp’s US and Canadian operations, Joe's other business interests include holdings in Taylor Morrison, one of North America's largest and most respected homebuilders; and a number of alternative energy companies.

 

Joe Houssian sees considerable opportunity in the United States real estate market. Under his leadership, Intracorp plans to significantly increase production over the next several years. The company is building its development and capital markets teams to implement that growth. 

 

THE POSITION

The Vice President in the Capital Markets group will help establish and implement Intracorp’s capital markets, investment and risk management strategies in a manner that achieves and exceeds the investment and business objectives of the company. The individual will be primarily responsible for the prospecting, negotiation, closing, and analysis required to manage equity and debt capital relationships projected to be in the range of $300 to $500 million per year. The candidate will play a role in the overall marketing and branding of the company to prospective capital partners and participate in the development of the company’s annual business plan.

 

Key responsibilities:

  • Lead the underwriting, structuring and sourcing of the project level debt and equity capital required by Intracorp’s Seattle and Newport Beach operating units.
  • Coordinate the development of project specific financing analyses for on-grade, mid-rise and high-rise apartments and condominium projects.
  • Market projects for capital, identify and select financial partners (debt & equity), negotiate terms and manage investor and lender due diligence.
  • Manage the legal and closing processes necessary to secure project funding.
  • Supervise and direct the preparation of monthly, quarterly and annual internal reporting related to Intracorp’s business objectives in context of the capital markets.
  • Participate in the design and implementation of marketing and investor relationship management activities (e.g. e-mails, events).
  • Participate in business planning and strategic capital markets efforts focused on growing Intracorp’s business through other avenues (M&A, new markets, etc.).
  • Perform financial analysis and due diligence for other special projects as needed.

 

QUALIFICATIONS

 

The ideal candidate will have 10+ years of real estate or finance experience. A majority of that experience should be focused on capital raising activities for residential developers, real estate investment banks, brokerages, real estate private equity funds, REITs or other property related investors. The candidate needs to have proven ability to operate effectively in an unstructured, entrepreneurial environment and to lead cross functional business initiatives with minimal oversight. Qualified candidates must have the following competencies:

 

  • A track record of experience capitalizing real estate projects, highlighting an ability to contribute to the sourcing, structuring and closing of financings with real estate capital providers.
  • An ability to assess and analyze a variety of investment structures and returns and make recommendations on the most attractive proposal.
  • Excellent communication skills and an ability to work effectively with a diverse range of peers, management and executives.
  • Experience and reputation with mortgage brokers, real estate investors, financial institutions and other real estate professionals.
  • Outstanding analytical, structuring and finance skills. Solid foundation in Microsoft Excel required. Familiarity with accounting and the review of financial statements.
  • Proven ability to think creatively, assess problems and structure and implement solutions with minimal guidance.
  • Ability to work efficiently and productively in a changing environment; experience managing multiple projects at once, setting and maintaining deadlines.
  • Able to travel approximately 15-20% of the time, primarily on the West Coast.
