The US Research Analyst will be responsible for providing local market research for the US Development business and monitoring national releases to identify potential macro risks.

Reporting to Sr. Associate Strategy, the US Research Analyst will work closely with project and national teams to provide market intelligence in a timely manner to shape the company’s acquisition and development strategy within the US, through identifying, interpreting and analyzing local, national and specific marking trends impacting the property business.

Essential Job Functions, Duties and Responsibilities

Local Research Support

  • Identify and monitor local (city-level) economic, capital and property market indicators for the Development business’s major markets and sectors nationally, utilizing traditional and non-traditional data sources

  • Develop and update a quarterly report for each Gateway city that disseminates this information and highlights trends that may have an impact on the development business in an on-going basis

  • Identify development economic indicators and build a sub-market model to track the performance of intercity sub-markets and identify emerging areas.

  • Identify, track and analyze emerging trends in the property industry with an intention of assisting the group to create new or grow existing business lines. Identify macro risks to the property industry and create a discipline to monitor economic releases

  • Provide targeted research to support the creation of business strategy and assist the business in capitalizing on growth opportunities

  • Undertake and work collaboratively with business units to produce competitor analysis, including strategy, acquisitions and specific project performance

  • Potential to investigate new ways of processing data and utilizing techniques from statistical inference/machine learning and /or econometrics to better understand city behavior and help the business make real-estate decisions

    Data visualization and reporting

  • Assist the Development team in identifying opportunities to use data visualization tools and improve the efficiency and presentation of information in reporting

  • Liaise and co-ordinate with the Group Research team on national level research topics and reporting for Group, and the use / sharing of information sources.

    General Background and Minimum Requirements

  • Relevant academic tertiary qualifications and technical post-tertiary qualifications in geography/research, economics, finance, cities and urban development, urban informatics, or any other undergraduate degree relevant to the property industry

  • 3-5 years of cumulative work experience in US property industry research

  • Demonstrated understanding of the US property sector, relevant economic, demographic and property data sources and experience in translating economic and capital market information into property outlooks

  • Experience in research analysis across property sectors including Residential (Multifamily, Condominiums) and Office

  • Have demonstrated an ability to use mathematical, statistical & financial tools to derive inferences from raw data and apply them to practical situations

  • Excellent written and communication skills. Ability to draw business insight from data and research and communicate complex ideas simply.

  • Ability to prepare and present research findings in PowerPoint and other business intelligence software; Tableau and/or PowerBi experience preferable.
