Job Description Summary

Responsible for planning, implementing, coordinating, and supervising all mechanical operations, maintenance, plumbing, communications, energy management and manpower development programs for a 11 story, 207,000 SF office building in Houston.

 

Job Description

  • Oversee all maintenance/engineering issues
  • Oversee all building systems including fire/life safety, plumbing, HVAC, and electrical issues; must remain current with latest HVAC technology trends
  • Recommend and implement improvements for preventive maintenance programs on an on-going basis
  • Develop and maintain effective building-specific maintenance and safety procedure manuals
  • Maintain as-built drawings
  • Coordinate maintenance efforts with outside contractors, tenant finish personnel and engineers
  • Maintain on-going communication with tenants, owners, property management, and vendors
  • Respond to all emergency situations quickly (fire, evacuation, equipment failure etc.) and tenant issues
  • Implement and administer inventory control programs, purchase parts and supplies, approve and process vendor invoices
  • Develop specifications and assist in solicitation and administration of maintenance/repair service contracts
  • Ensure compliance with applicable codes, requisitions, government agency, and company directives as it relates to building operations
  • Assist in coordinating needed resources to provide access and support for small non-capital improvement projects
  • Provides input to the Property Manager in support of the Building Maintenance Budget
  • Handles other duties as assigned

 

Qualifications

  • Vocational/Technical training certificate or college degree in related discipline
  • Minimum of 4 years of related work experience in a high/mid-rise commercial property setting
  • Experience in managing/maintaining chiller & boiler systems
  • Appropriate license/permit for trade
  • Universal CFC certification
  • Proven record of providing excellent internal and external customer service
  • Proven leadership ability
  • Proficient PC skills; familiar with Energy Management System (EMS)/programming and fire alarm systems
  • Possibility of being only maintenance staff member on duty, may require on call duties
  • The qualified candidate will be detail oriented, able to handle multiple projects simultaneously, extremely professional, and customer service oriented

 

Physical Requirements

  • Ability to stoop, stand, climb, frequently lift a minimum of 50 lbs. of equipment (pumps, tools, ladders) and safely install rigging/lifting devices
  • Regularly required to crouch and reach to install/move equipment by bending forward at the waist or by bending legs and spine
  • Involves movement between departments, floors, and properties to facilitate work
  • Ability to read and understand information presented orally and in writing
  • Regularly required to utilize vision abilities, allowing reading of printed material, drawings, and schematics
