Essential Properties Realty Trust is looking to fill the newly created position of Lease Administrator. Essential Properties is a net-lease real estate platform that will invest primarily in single-tenant, operationally essential real estate assets operating across a wide variety of industries within the service, retail and industrial sectors throughout the United States.
Files database change forms and ensures all property files are prepared and maintained in orderly manner, including leases and contracts.
Prepares direct billings and database change forms.
Assists with on-boarding of new tenants to database (prepare new lease set-ups and work with 3rd party vendor to start rent collection process)
Handles all property-related duties, including tenant inquiries, right of way requests, legal actions, etc.
Prepares monthly tax and rent delinquency reports; follow-up on all delinquencies.
Codes and submits property invoices.
Prepares and reviews the monthly Certificates of Insurance report summary and communicates unfulfilled obligations to Tenants.
Prepares letters and default notices as instructed by Property Manager.
Tracks sales reports and enters sales figures into database; prepares percentage rent calculations.
Performs other duties as needed and assigned.
