60 Guilders, LLC is a private, New York City based real estate investment and operating firm founded in 2013 by Kevin Chisholm and Bastien Broda. Emphasizing intensive fundamental research and an entrepreneurial approach to acquisitions, 60G focuses on identifying, purchasing and repositioning value-add properties in New York City. The firm acquires and repositions properties in partnership with institutional capital partners.

The Portfolio Property Manager will be responsible for managing all aspects of the properties in the 60 Guilders portfolio, which includes office, industrial and retail properties. The Property Manager will be accountable for business, financial and management aspects of the properties including preparing, implementing and adhering to the approved annual plan, a budget for the properties, developing and maintaining strong working relationships with tenants, and supervising the day-to-day activities of the engineering, maintenance, security and other building staff and construction projects.

60 Guilders Current Portfolio (8 Properties)

  • 210,000 SF single tenant industrial warehouse property located at 5112 2nd Ave, Brooklyn
  • 185,000 SF (18 tenants, 21 condos) office condo located at 20 West 33rd St, NYC
  • 105,000 SF (25 tenants, 32 condos) office condo located at 345 East 37th St, NYC
  • 5 single tenant retail properties in Soho located at 133 Greene St, 106 Spring St, 121 Spring St, 119 Spring St and 542 Broadway

Portfolio Property Manager Responsibilities:


  • Primary responsibility for the day-to-day operation of the properties to ensure that all site operations are in compliance with established policies and procedures, the management agreement and with the owner's overall objectives
  • Bear primary responsibility for the creation and maintenance of all site-specific documentation, including but not limited to property information book, site operating manual and emergency operations manual
  • Visit properties and conduct on-site inspections on a daily basis
  • Responsible for hiring, training and supervising building staff
  • Responsible for employee administration, including performance measurement, salary reviews, setting goals and motivating personnel to meet goals
  • Monitor and maintain the appearance of vacant space
  • Bid, negotiate and oversee service contracts and services for both repair & maintenance as well as capital improvements
  • Ensure compliance with city required filings, permits, inspections

Tenant Relations and Oversight

  • Manage tenant relationships including responding to tenant inquiries and correspondence
  • Monitor tenant compliance with leases including all financial obligations and permitting and/or alteration requirements under the lease
  • Monitor and maintain record of tenant insurance compliance

Construction Oversight

  • Prepare RFP, run RFP process, engage third party vendors for any required Landlord's Work and/or Tenant's Improvements
  • Monitor expenditures within the proposal
  • Oversee completion of tenant and capital improvements consistent with local codes and in compliance with leases and work letter agreements to ensure owner and tenant acceptance, timely completion, occupancy and rent commencement


  • Prepare, review and analyze annual property budgets and operations analysis
  • Monitor expenses in relation to budget
  • Classify vendor service and submit invoices for payment on a timely basis


Qualifications and Requirements

  • Minimum of 5 years of relevant experience
  • Bachelor’s degree (BA/BS) from 4-year college/university
  • Specific experience in NYC real estate market
  • Proficiency in Microsoft Excel and Word
  • Strong verbal and written communication skills
  • Organized, detail oriented and analytical
  • Permanently reside within a 75 minute standard commute from Penn Station
  • Strong technical facility skills (HVAC, mechanical, electrical and plumbing, etc)
