Ashcroft Capital is seeking a director of operations/asset manager to oversee its growing multifamily portfolio in TX. The firm was founded in 2016 and has already amassed a portfolio of 12 assets consisting of ~3,000 units with the lion’s share located in DFW. As the company continues to grow we are looking for a smart, motivated individual who can maximize our cash flow by implementing their knowledge of institutional best-practice procedures and guidelines into our portfolio.  

 Typical Responsibilities

  • Perform asset management and operational functions
  • Manage expense reduction programs including utility audit / tax protest / insurance / repricing suppliers and discussing national programs
  • Monthly performance tracking and financial report review – Actual vs Budget (Understand Losses & Provide Recommendation to cure)
  • Review monthly capex tracking spreadsheets vs budgeted capex
  • Engage, direct and assist the regional property managers in charge of the Dallas and Houston portfolios
  • Approve contractual agreements
  • Oversee maintenance of property via site visits
  • Visit all properties on a weekly or as needed basis to ensure capital projects are underway and being completed on time
  • Construct monthly reports for investor communications which show progress of the business plan and general performance of each asset
  • Oversight of the acquisition due diligence process with respect to inspections, financial audits, loan originations and property visits

 

Knowledge Requirements

  • Minimum 5 years’ experience in multifamily as Director of Operations or Asset Manager required
  • 5 - 8 years of relevant commercial real estate industry experience
  • Bachelor’s degree
  • MBA will be looked upon favorably
  • Proficiency with financial modeling and analysis programs
  • Authorized to work in the US without sponsorship

  6. Assist in preparing internal and external financial reports and materials for fund raising initiatives
  7. Support client related presentations and pitches
