The Property Manager (PM) is responsible for all aspects of the property that he/she is assigned to. The PM oversees all on-site staff while communicating with and updating their Regional Property Manager (RPM). PM duties include but are not limited to:

  • Daily property walk-throughs
  • Maintain property aesthetics (exterior and interior)
  • Supervise and co-ordinate all marketing activities  
  • Overlook leasing activity – follow up on leads and approve application outstanding
  • Actively manage customer satisfaction and improve retention rate - encourage property staff to follow up on renewals
  • Review collections daily and make decisions where required
  • Monitor all property work orders and supervise execution with lead maintenance personnel
  • Manage the make ready schedule and supervise the progress
  • Audit rent roll to monitor rent, lease expirations, MTM tenants, evictions
  • Resolve tenant complaints
  • Inspect all vacant, rehab and make ready units
  • Ensure update of all daily activities on the system at the end of each day
  • Update all permits (city, sign, etc.)
  • Perform weekly inventory of maintenance shop
  • Submit all necessary HR paperwork to corporate (new hire, payroll, terminations, etc.)

2+ years of experience as a PM required


 

The Assistant Property Manager (APM) is responsible for supporting the property manager at the property that he/she is assigned to. APM duties include but are not limited to:

  • Timely collection of all rent, late fee, and utility payments
  • Generate delinquency and weekly property reports
  • Issue notices (3-day, lock out, etc.)
  • Prepare a list of potential evictions on the 9th of every month to submit to RPM
  • File evictions in a timely manner
  • Review lease expirations on a 90 day cycle and follow up with tenants on renewals
  • Provide support to lease units if required
  • Be familiar with and fulfill all tasks part of the leasing process (TAA agreement, leasing application process, addendums, screening process, approval criteria, etc.)
  • Reduce delinquency by performing timely walk-throughs of delinquent units and considering all necessary measures
  • Follow up on outstanding eviction cases
  • File Writ
  • Assist PM with any tasks necessary – update daily system uploads in the absence of the PM

2+ years of experience as an APM recommended


 

The Leasing Agent is the property's sales representative whose primary duties are to greet prospects, professionally present the features and benefits of the property and secure lease agreements from qualified persons. The LA is very service-oriented and strives to make current and prospective residents feel welcome and comfortable in their community. LA duties include but are not limited to:

  • Greeting all visitors that stop by the office (prospective residents, vendors, current residents, etc.)
  • Answering telephone calls
  • Entering work orders into OneSite
  • Following up on maintenance work orders
  • Maintaining a positive relationship with current residents
  • Typing in all leases for the Property Manager's review, approval, and signature
  • Collecting the information required for applications approvals
  • Preparing move-in packets and coordinating move-ins with all new residents
  • Ensuring that all models and make ready units are in optimal condition
  • Walking the property once a day to ensure the property has a strong curb appeal
  • Adhering to the policies and procedures manual
  • Assisting the Property Manager in determining creative and efficient ways to market the property
  • Assisting in coordinating resident activities to facilitate better resident retention
  • Assisting with all property bookkeeping and paperwork requirements
  • Performing other tasks and duties as assigned by the Assistant Property Manager, Property Manager, Regional Manager and Vice President.
  • Being available to work on weekends
  • Posting three Craigslist posts a day
  • Following up with leads
  • Following Fair Housing Regulations
  • Being able to understand and explain the TAA Lease Contract
