COMPANY BACKGROUND

Our client is a fully-integrated real estate investment trust that owns and manages shopping centers. Their high-quality core portfolio of primarily grocery-anchored shopping centers straddling the Washington, DC to Boston corridor totals approximately 10 million square feet of GLA. Our client is focused on creating long-term value for their shareholders and long-term relationships with our tenants.

POSITION SUMMARY

The Director, Development will be responsible for leading development/redevelopment projects throughout the portfolio. The successful individual will combine extensive experience with creativity, intuition, excellent judgement and a strong work ethic to accomplish specific project goals in order to take the project from conception to stabilization. The person in this position will directly manage the Project Consultant team to craft the vision and strategy for the project and will work collaboratively with internal departments (Leasing, Construction, Asset Management, Property Management, Legal and Accounting). This position reports to the VP, Development and can be based in either Port Washington, NY or Philadelphia. Travel estimated as 20-30% depending on the project location.

Specific Responsibilities:

• Analyze valuation models and development scenarios for new and existing assets in conjunction with preparation of the strategic plan for individual assets

• Ensure departmental and corporate guideline are followed

• Accountable for strict adherence to project budget, schedule and quality

• Oversee municipal approval of specific projects

• Research municipal requirements (i.e. zoning. land use etc.) and timing for new development /redevelopment opportunities

• Develop network of contacts for local jurisdiction where the company has development assets

• Prepare permit/submittal applications with required documentation for site/civil/building permits and process through receipt of permits

• Attend community/township meetings to present the project’s program and represent the company’s interests

• Oversee and coordinate the Design/Consultant team for all development projects

• Review construction documentation, bid documents, project specifications, to fully understand the project scope of work

• Review General Contractor bid submittals with the Construction Team

• Work closely with the Construction Director on value engineering opportunities

• Nurture relationships with new and existing retailers throughout the project

• Work with Leasing Team to develop merchandising strategy and plan

• Review all change requests in project scope and make recommendations to management

PROFESSIONAL EXPERIENCE/QUALIFICATIONS

• 7 or more years of progressive development experience within a respected entrepreneurial or institutional platform (either with a real estate owner/developer/operator or in a corporate real estate function) with an emphasis on retail and mixed-use development.

• Strong motivation to take initiative and be committed to push for results working in a fast-paced environment having direct accountability for budgets, schedules and quality

• Strong work ethic combined with excellent quantitative and analytical skills

• Experience with zoning. entitlements and land use issues

• Ability to manage and evaluate multiple projects simultaneously

• Demonstrated ability to work effectively with contractors and sub-contractors responsible for completing various phases of the development projects

• Able to be held accountable for project deliverables

• Strong background in cost estimating

• Team player with strong interpersonal skills

• Strong written and verbal communication skills

• Proficiency in MS Office: Word, Excel and Project

• Ability to travel as needed – estimated as 20-30% depending on the project location.

EDUCATION

• 7 or more years of direct, practical experience relevant to retail and mixed-use development projects

• Undergraduate or graduate degree in Architecture, Engineering, Business, or Real Estate preferred
