Canvassing
Canvassing activities:

  • Identify specific blocks and lots to canvas
  • Obtain the calling list from Market Research
  • Source and close new business through telesales, networking, and conducting local meetings
  • Cold call the owners:
    • If owners/investors are interested in financing, obtain necessary diligence items
    • If owners are interested but there is no imminent need, create a follow up plan to keep in touch
  • If owners/investors are interested in selling their property, conference your investment sales team in to offer a free AE
  • Manage and track all leads for progress utilizing Sales Force
  • Partner with Investment Sales brokers to capitalize on their experience and relationships to add value and credibility

 

Offerings

  • Pre-screen all relevant Ariel Property offerings (PSQ)
  • Act as point of contact for Capital Services Division with appropriate Investment Sales brokers
  • Leverage Ariel Property Advisors listings to promote Capital Services platform

 

Screenings

  • Function as the point person on specific deals
  • Present and execute our exclusive fee agreement
  • Fill out Screening Questionnaire
  • Provide support for creating Offering Memorandums
    • Write up a brief background synopsis on the ownership structure, deal strengths, property management, asset quality, and sponsor equity story
    • Send RFP form through Sales Force with all diligence items to the Analysts
    • Exhibit sophistication in analyzing and entering data from cash flow statements, rent rolls, and borrower financial statements
    • Sit with the Analysts to review and finalize the numbers
    • Obtain the final Offering Memorandum and send to potential lenders
  •  Follow up and negotiate pricing and terms with lenders
  • Present offers to client to determine which loan to proceed with
  • Obtain application from lender and present to client to start the loan process

 

Application Accepted
Provide support for new applications:

  • Act as the liaison between the client and the lender
  • Maintain transparency with the client to discuss any changes on the loan
  • Project manage deal submissions and ensure timelines are being met while regularly engaging and interacting with the client

 

The Lender Process:

  • Expand knowledge of all product lines
  • Maintain lender relationships to ensure accurate quotes and timely responses
  • Leverage knowledge to obtain best possible financing for the client

 

Networking Events
Join networking groups / attend networking events to increase your involvement in and
understand of the NYC real estate market
 

Special Assignments
Provide support to special assignments as assigned by your manager
 

APA Performance
Provide Leadership with feedback and ideas on how to improve APA performance or workflow
processes.
