DESCRIPTION

Primary Responsibilities:

  • Meet with tenants who come to the office to discuss various matters
  • Able to discuss lease terms and rents accurately, specifically Project-Based Section 8 leases
  • Able to read a rent ledger and work with tenants on any rent questions that arise
  • Check submitted lease renewals to ensure signed appropriately
  • Verify submitted checks are coming from the tenant of record
  • Create work/purchase orders in YARDI
  • Arrange access with tenants for repairs, and calendar accordingly – HPD complaints/violations, court-ordered repairs, and routine repairs
  • Follow up with building staff or 3rd party contractors on status of open work orders
  • Coordinate with staff & 3rd party contractors all work orders are closed out with signatures and photos for all work
  • Oversee approval and purchasing of large-scale items/repairs
  • Conduct monthly budget review to ensure sites are meeting NOI
  • Send tenant access letters when appropriate – i.e., violations, court-ordered repairs, etc.
  • Send tenant notices when appropriate – i.e., shutdowns, inspections, events, etc.
  • Send mail when necessary – USPS, certified return receipt, FedEx
  • File appropriately – keep accurate tenant files, legal files, invoices, contracts, etc.
  • Track payments made by tenants who are currently in legal

REQUIREMENTS

Qualifications:

  • Minimum 3 - 5 years’ experience
  • Proficient in YARDI
  • Experience with preparation and oversight of REAC inspections
  • Experience with preparation and oversight of MOR inspections
  • Exceptional communication, customer service, and organizational skills
  • Able to diffuse difficult situations
  • Knowledge of the NYC residential market (Rent Stabilization, DHCR, HPD)
  • In-depth knowledge of Affordable Housing
  • Proficient in Microsoft Word and Excel
  • Manages multiple priorities while demonstrating the initiative to produce results and resolve problems
  • Bilingual in English and Spanish is preferred
