This individual will be responsible for providing high-level construction project management and owner’s representative expertise, for the Trustees of the Estate Belonging to the Diocese of Long Island, as owner of many of the parish buildings across the Diocese. The role also includes the provision of real estate consulting to parishes where they might be considering redevelopment or large building projects and the Trustees. You will also be a part of the wider team working collaboratively with the Bishop’s staff to help further the ministry of the Episcopate in the Diocese.  Work is generally of a high critical and confidential nature.  This position requires an understanding of the Mission of the Church including operations, policies and procedures and its values.  A sensitivity to and awareness of multicultural diversity is expected. 

Key Areas of Responsibility:

New Projects Evaluation

  • Consult to parishes considering redevelopment and / or partial sale and guide the procurement of a sustainable real estate solution that balances risk, reward and ministry needs
  • Brief and engage appropriate consultant teams to procure project feasibility reports and assess the risks and financial feasibility of projects
  • Liaise with Parish clergy and vestry so as to keep them informed of progress
  • Guide the project through internal and parish consultation and approvals
  • Be fully cognizant of zoning, code, and statutory authority processes for permitting projects in New York City
  • Assess design and construction aspects of projects
  • Prepare budget analysis of both hard and soft project costs
  • Develop with the administrative assistant a database of suitable consultants and general contractors
  • Assist in formulating project teams and developing procurement methodology
  • All other duties as assigned

Project Management of Construction and Development of Trustee Owned Property

  • Some projects will require active project management of a construction project starting with developing needs assessments, procuring design teams, developing budgets and time schedules, assessing project risk, seeking project approval, then managing the project team to completion
  • Some projects will require you to act as owner’s representative ensuring that the obligations of a development partner are being met and the interest of the Trustees and Diocese are being protected
  • Some projects will be a combination of both
  • Ensure project documentation such as permits, as-built drawings, Certificates of Occupancy and the like are filed in the project files
  • Assess monthly payment requests from vendors and general contractors and work with the administrative assistant to ensure they are paid appropriately and on time
  • Monitor costs and report expenditure
  • Manage project communications to the Real Estate Manager, parish and development partner in a timely and transparent way

General Responsibilities

  • Attend weekly staff meetings and other Diocesan events as requested by the Bishop
  • Work in coordination with the Director of Facilities, who largely manages the Garden City campus, closed churches and misc. facilities projects, and the real estate administrative assistant
  • Undertake appropriate training and keep abreast of changes within the regulatory structures of the four counties that encompass the Diocese

Critical Skills:

  • Experience and knowledge across the breadth of the real estate development, design and construction industry, including project assessment at concept state, coordinating of the design team through all design phases and overseeing contractors/CM’s during the construction stage through project delivery. 
  • Minimum of 8 years of relevant experience in construction and real estate development
  • Bachelor’s degree minimum, masters preferred. PMI membership and benefit
  • Experience of managing various projects from the small to the large, and as project manager and / or owner’s representative
  • Working knowledge of project feasibility and project scheduling software
  • Working knowledge of contracts
  • Advanced proficiency in Microsoft Word, Excel, PowerPoint, and Outlook
  • Proficient in the English language, including sound grammar
  • Report writing including briefing papers
  • Ability to communicate professionally both orally and written

The candidate should also demonstrate a high level of integrity and dependability together with an understanding of the values and ethics that are fundamental to the Episcopal Church. You will be able to show that you can multi-task and work independently when necessary, and be a self-starter who is comfortable to work collaboratively within a small team. You must be able to work in the US legally without the requirement of work visa sponsorship
