DUTIES AND RESPONSIBILITIES

 

Acquisitions

  • Monitor, maintain, and review acquisition transaction pipeline 
  • Underwrite new potential acquisition and recapitalization opportunities
  • Participate in the negotiation of purchase and sale agreements and draft letters of intent
  • Help create investment thesis and business plan for new investments
  • Develop reports and materials for presentation to the investment committee, executive management, lenders, and investors
  • Prepare financial models, investment narratives, debt request package, and private placement memoranda 
  • Develop materials to comply with investor and lender due diligence requests
  • Run cash flow waterfall analysis to evaluate distributions from operations and capital event/s
  • Conduct market, financial, physical, and legal due diligence
  • Tour properties with executive management
  • Establish and build relationships with brokers, property owners, and potential acquisition contacts through phone canvassing, meetings, and industry events

 

Asset Management

  • Assist in managing a defined portfolio of commercial real estate assets
  • Update annual business plans to achieve investment objectives of each asset
  • Work closely with executive management—keep group informed of significant asset/ portfolio events and make recommendations to resolve issues
  • Prepare quarterly and annual reports, present asset summaries to executive management, make recommendations on how to enhance performance of asset and the asset management processes
  • Respond to and execute changes in business plan or capital events (i.e. restructurings, sales, asset financings, etc.)
  • Assist in performing annual valuations, sell/ hold analyses, refinancing analyses, leasing net present value/ net effective rent, and other ad hoc requirements
  • Maintain strong communications with each asset's property manager and/ or operating partner, leasing agents, investment sales brokers, and other local market participants
  • Lead disposition efforts of assets and the realization of investments including contract negotiation, transaction management, and closing
  • Negotiate and maintain agreements with third-parties, such as property managers, leasing agents, construction managers, and attorneys
  • Travel to real estate locations, partner meetings and internal offsite meetings on an as needed basis

 

MINIMUM QUALIFICATIONS

 

  • Three to five years of relevant experience
  • Bachelor’s degree (preferably in finance, economics, accounting, engineering or other analytical/quantitative fields)
  • Experience underwriting office, multifamily and mixed-use properties

 

PREFERRED QUALIFICATIONS

 

  • Ability to prioritize, multi-task, make thoughtful decisions, and execute on objectives
  • Strong analytical capabilities with the ability to solve complex problems 
  • Present effectively in one-on-one and large group settings 
  • Industry experience reflecting an awareness of capital market dynamics as well as real estate industry forces and their impact on investments
  • Experience negotiating key agreements 
  • Ability to effectively manage multiple third-parties to achieve desired objectives
  • Strong understanding of financial, accounting, and/or economic principals
  • Strong knowledge of relevant real estate legal matters 
  • High standard of moral and ethical judgment and behavior
  • Proficiency in Microsoft Office Suite and Argus
