REPORTS TO: General Manager

 POSITION SUMMARY: Responsible for prospecting, retaining and growing tenants that are part of the specialty leasing program (one year or less). Day-to-day responsibilities will include, but aren’t limited to collecting rent and sales, negotiating license agreements, meetings with tenants, prospecting for new business, drafting agreements, and internal reporting as needed for the program. The purpose of the Specialty Leasing Manager is to increase income while creating excitement in the common area by presenting quality merchandise that is good value, attractively displayed and well serviced. The SLM is responsible for pushcarts, kiosks and temporary in-line space.

JOB DESCRIPTION:

I. Achieve income goals - minimum rent and percentage rent.

II. Find ways to increase tenant sales within the program.

III. Engage with current tenants, schedule meetings and develop relationships to help them be successful.

IV. Help vendors focus on improving performance by upgrading the merchandise and the presentation of that merchandise.

 V. Devote appropriate effort to prospecting for new tenants.

 VI. Bring new tenants into program to give program a fresh and exciting look.

 VII. Negotiate License Agreements: collect minimum rent and percentage rent and handles all necessary paperwork.

 VIII. Resolve any AR issues that may arise from tenants in program.

 IX. Monitor the compliance of vendors to the Properties Standards Manual.

 X. Promote tenant growth where appropriate via incubation program from pushcart to kiosk to temporary in-line to permanent in-line.

 XI. Manager on Duty – Supervise all property functions on assigned dates and holiday periods. This position requires flexibility in working hours.

 QUALIFICATIONS:

• Bachelor’s degree with concentration in business.

• 5+ years experience in retail sales management, retail merchandising, marketing and budgeting.

• Strong communication, organizational and time management skills.

• Attention to detail and ability to manage multiple priorities.

 SKILLS:

Proficient in computer usage, particularly Microsoft Word, Excel, Publisher and PowerPoint
