Holmwood Capital Advisors, LLC (HCA) is a portfolio manager with a property management subsidiary that manages commercial properties.  HCA is headquartered in Sarasota, Florida. HCA is seeking an experienced Controller, who will have a key role within the organization.

HCA is the external portfolio manager for the properties owned by HC Government Realty Trust, Inc., a REIT and its operating affiliate (together, the “Company”).  The Company acquires single-tenanted, federal government-leased mission critical or customer service facilities throughout the country, and those facilities are managed by HCA’s wholly-owned affiliate, Holmwood Capital Management, LLC.  The Company is in the process of completing a $30 million public offering capital raise pursuant to SEC Regulation A, owns 13 facilities, primarily in the eastern half of the United States. With the completion of the offering, the Company projects increasing growth at a minimum of 20% per year for the next several years.

The Controller reports to the Chief Financial Officer of HCA and is responsible for managing HCA’s and the Company’s accounting, tax, insurance and certain other administrative functions as assigned. Two people currently report directly to the Controller.

A real estate accounting background is strongly preferred.  Experience with Quickbooks and other real estate accounting software (e.g., MRI, JD Edwards) is a plus.  Job responsibilities will include but not be limited to:

  • Participation in the development and support of the Company’s strategic plan
  • Responsibility for preparation of financial statements in accordance with generally accepted accounting principles, cash flow and other projections and reforecasts, property level and other operating budgeting, similar reports and projections, as well as regular updates
  • Primary responsibility for annual audits and SEC financial reporting requirements with CFO oversight.  Assist in preparation of quarterly board reports
  • Develop in collaboration with senior management of  HCA and manage financial controls for, and in accordance with, Company procedures
  • Communicate financial metrics to senior management of HCA and the Board of the Company
  • Provide leadership and support to bookkeeper and accounts payable staff as well as property operations
  • Oversee the preparation of payroll for HCA
  • Monitor, manage and project cash and cash flow on a daily basis
  • Develop, monitor and maintain internal control processes and procedures
  • Oversee and guide the creation and reporting of the Company’s profit and loss (including preparing and reporting statements based on FFO and FAD)
  • Oversee and guide the full accounting cycle
  • Oversee and guide the preparation of monthly, quarterly and annual financial statements for internal and external purposes
  • Provide financial analysis in a variety of areas as needed
  • Review, understand and analyze various real estate documents as it relates to the financial reporting process
  • Direct and oversee monthly, quarterly and annual state and federal tax and tax related reporting including excise, sales, income, payroll and other taxes as applicable. This includes staff as well as contracted services
  • Understand the real estate valuation and tax assessment calendar.
  • Supervise administrative, accounting and IT staff
  • Stay abreast of real estate accounting GAAP, tax and SEC rules and implication to the Company’s financial reporting
  • Keep up to date with trends in software integration for the purpose of developing efficient and effective processing of Company transactions and work flow

 

EDUCATIONAL REQUIREMENTS:

  • Bachelor’s degree in accounting or equivalent at a minimum; master’s in business, management, accounting or related field, with a major or emphasis in accounting or equivalent work experience is desirable. CPA preferred

EXPERIENCE REQUIREMENTS:

  • Minimum of 5 years of directly applicable experience in accounting and financial management, preferably in commercial real estate and 2 years minimum public accounting experience

SPECIAL REQUIREMENTS:

  • Excellent written and verbal skills
  • Working knowledge of office management, internal controls, banking, all aspects of the accounting cycle, budgets, tax, cash flow, internal and external reporting and staff management
  • Ability to identify, analyze and report on financial and operational dynamics or trends,
  • Must be able to create and lead new accounting and related office procedures
  • Must have skill in adapting work to electronic systems, software and various computer environments
  • Must have leadership skill to bring teams of people together to collaborate on various initiatives
  • Need to be able to deal effectively with change
  • Possess a positive and enthusiastic attitude
  • High degree of integrity, sense of fairness and trust
