REAL ESTATE DEVELOPMENT MANAGER AT RICE MANAGEMENT COMPANY

 

EMPLOYER DESCRIPTION:
The Rice Management Company (RMC) manages the endowment of Rice University in Houston, Texas.  The endowment’s $5.8 billion market value places it among the twenty largest in the country.  The endowment plays a vital role at Rice by funding 40% of the annual operating budget.  Over 5% of the endowment is invested in Houston real estate.  This includes a portfolio of several well-located urban land sites totaling nearly 20 acres that can support high quality new development with significance in the city.  The RMC seeks to create innovative master plans and development partnerships to realize financial and strategic value for the university over the long-term. 

GENERAL DESCRIPTION AND PROFILE:

 

The Real Estate Development Manager is a newly created position designed specifically to build out and expand the Real Estate team.  The position reports to the Investment Director of Real Estate who reports to the Chief Investment Officer.  The ideal Development Manager is a well-rounded commercial real estate executive with experience across the development lifecycle including design, entitlements, construction, legal, finance, leasing, and operations.  Project management skills and a long-term investor mindset are key.

POSITION DESCRIPTION AND DUTIES:

The primary duty is creating and leading a new development and management business unit within the RMC’s real estate investment team. 

 

This business unit will drive development through partnerships with best-in-class developers and manage these partnerships and properties from construction through stabilization and long-term ownership.

  • Create Master Plans for Multi-Phase Developments
    • Engage and manage team of consultants, design professionals, and 3rd party experts
    • Recommend final master plans to RMC leadership
  • Drive Underwriting & Feasibility Analysis
    • Prepare financial and feasibility analyses for RMC investment committee
    • Engage and manage service providers and/or consultants to assist underwriting
  • Engage Development Partners
    • Establish and manage process to select the most suitable development partners
    • Negotiate venture structures to achieve RMC’s goals (strategic, financial, operational)
  • Development Execution & Project Management
    • Lead teams of development partners and 3rd parties to execute premier mixed use developments
    • Represent RMC as a principal to assist community relations and entitlement processes
    • Lead budget preparation and performance tracking vs. goals
    • Oversee development as an informed LP (e.g., on-site inspections, construction draw process)
  • Manage Direct Assets
    • Communicate regularly to RMC investment team via formal and informal progress reports
    • Recommend additional resources as needed to analyze, complete, and manage projects

 

CANDIDATE REQUIREMENTS:

 

  • Minimum 6-10 years of real estate development and project management experience and commensurate skills
  • Entrepreneurial nature with ability to create and lead project team
  • Desire to think long-term and create processes to execute long-term projects
  • Understanding and exposure to major disciplines of real estate development and management including design, construction, legal, finance, operations, etc.
  • Must be located in or willing to relocate to Houston, TX
  • Demonstrated academic ability, BS or BA required, MBA preferred
