Job Summary:

Stonemar Properties is seeking an experienced, hands-on controller to lead all accounting and reporting functions for a national portfolio totaling approximately 1.5M square feet of mixed-use and retail properties.

This is a dynamic, high-growth, leadership position. The controller will work closely with the founding principals and our asset managers in the company's New York City office and gain exposure to all facets of institutional real estate ownership and management.

Founded in 2003, Stonemar is a vertically-integrated real estate investment and property management company that acquires and manages high potential, well located mixed-use, retail, office, and multifamily properties throughout the United States on behalf of its large, well-capitalized public and private investment partners.

Responsibilities:

  • Manage the books and records for each property
  • Update, review, and analyze all property monthly, quarterly, and annual work papers
  • Manage all property and corporate cash and provide regular analysis to senior management and joint venture partners
  • Provide reporting for our investors, joint venture partners, and lenders on a monthly, quarterly, and annual basis
  • Manage the accounts receivable function by communicating directly with tenants, as needed
  • Liaise with and manage our dedicated team at RealFoundations, our third-party service provider for data entry of accounts receivables, accounts payables, and bank reconciliations
  • Lead annual CAM, insurance, and real estate tax reconciliation process
  • Work with senior management and asset managers to create and finalize annual budgets
  • Respond to and make recommendations/decisions regarding vendor inquiries and invoice payments
  • Oversee invoice coding and sharing of all invoices and other materials with RealFoundations
  • Manage payables, aging report generation, tenant delinquency letter process, and work paper analysis
  • Coordinate with Asset Management Department regarding all property and tenant issues
  • Track capital work and tenant improvements and submit lender escrow requests
  • Liaise with auditors during annual audits for our joint venture partnerships
  • Assist CPA firms in preparing and mailing all tax returns and K1s
  • Manage corporate and property-level insurance policies
  • Manage payroll and corporate entity filings
  • Assist Acquisitions/Dispositions Department in transactional due diligence, accounting, cash flow, and/or tax analysis
  • Additional duties and ad hoc reporting, as requested

 

Requirements:

  • At least five (5) years of direct commercial and/or retail real estate accounting experience is required
  • Deep Expertise in MRI is required (please do not apply if you do not have extensive experience and familiarity with MRI)
  • BS in accounting preferred
  • Proficiency in Excel required
  • Excellent writing, communication, and interpersonal skills as this position requires interacting with our tenants, investment partners, lenders, vendors, and 3rd party service providers
  • Genuine desire and ability to be hands-on
  • Self-motivated and very proactive
  • Prior success operating independently, as well as in a team environment
  • Experience working at a small company completing wide-ranging accounting-related tasks from “soup to nuts”
  • Strong work ethic and attention to detail with a history of meeting deadlines
  • Demonstrable track record of independent thinking, good judgment, and quick decision-making ability
