The primary function of this position is to assist the asset manager to develop and implement business plans creating and/or maintaining value of our portfolio through redevelopment, leasing, disposition, and management strategies.  The Associate AM will report to the Asset Manager of the Manhattan office buildings and will be responsible for the following tasks without limitation with respect to other duties:

  • Review/code weekly invoices for properties
  • Monitor tenant and unit owner arrears and work with Rents Dept. on reconciliations
  • Perform monthly variance reports for properties, including condominiums
  • Initiate and work on budgets for properties, including condominiums
  • Bid out and negotiate annual maintenance contracts
  • Monthly billing and payment of Sponsor’s electric and other utilities
  • Perform quarterly walk through of properties and compilation of deficiency lists
  • Prepare quarterly property vacancy reports
  • Assist in construction bidding/monitoring process
  • Close permits and violations – court appearances when necessary
  • Close open applications and handle FDNY violations
  • LEED documentation, audits, and local law compliance filings (84, 88)
  • Monitor reserve fundings at condo buildings
  • Implementing Angus software for correspondence with tenants. Conduct required training for tenants and TEI
  • EAP/FPP/FSP maintenance and status updates of combined plans at each building
  • PA walk throughs – fire-stopping issues and repairs
  • Sale vs. hold analyses for properties and sponsor-owned condo units
  • Research and initiate creative approaches to property expense reductions
  • Monitor and close out Alteration Agreements with unit owners of office condos

Job Requirements:

  • 2-4 years of experience in the management of a commercial property portfolio
  • High level knowledge of Excel, MRI or other property accounting software
  • Excellent interpersonal, analytical and writing skills
  • Strong organization skills
  • Accounting experience preferred
