Field Property Supervisor
NYC based Owner, Developer and Manager of Residential Buildings, is searching for a dynamic, self-starter to assist as a Field Property Supervisor to oversee multiple multi-family residential and mixed use properties.
The candidate will be required to visit properties, monitor property projects, ensure that all construction related work is being done to code and installed properly and efficiently. We need someone that possess construction skills (currently manages building projects, project budgets, contractors, city permits, safety regulations. etc.) with property management in their previous employment history but has been focused and more involved in more build-outs and capital improvement projects. This person must possess knowledge building code requirements to ensure properties do not receive violations.
Field Responsibilities (Reports to Operations Manager):
Manage day-to-day maintenance of properties.
Respond timely to tenant complaints and maintain good relations.
Keep in regular communication with building staff. Order materials and/or review invoices.
Ensure the timely maintenance of all buildings.
Oversee all maintenance and repair work, including scheduling and coordinating work, and reviewing work after completion
Respond to building emergencies to coordinate resources and provide appropriate guidance in securing the emergency and implementing corrective and preventive actions.
Oversee apartment improvement construction projects.
Perform regular site inspections to ensure that the physical appearance of the property and apartments is being properly maintained
Assist Super’s with:
Daily monitor and inspect the operating equipment: boilers, pumps, fans, fire extinguishers, etc.
Weekly Preventative maintenance: Clean building systems, filters, drains, traps, etc.,
Sorting trash and place on sidewalk on collection days
Snow removal, clean & mop all common areas
Maintaining building supplies and material
2+ years superintendent and/or project management experience
Construction experience and project management experience preferred
Strong written and verbal communication, and strong attention to detail and accuracy
Hands-on experience with capital improvement construction projects preferred; ability to plan, organize and coordinate multiple projects, ability to read and understand construction specifications.
Experience with supervising and managing a staff including experience in planning and assigning work
Highly organized and skilled with time management
Strong customer service/tenant relation skill required
Knowledge of DOB, DOT and other city regulations
Hands on experience with operations of building systems (i.e. HVAC, mechanical, electrical and plumbing etc.)
