Our client, a NYC-based owner, operator, and developer, is seeking to hire a Senior Project Manager, Design and Construction for a Class “A” office building in New York City. The successful candidate will be an experienced manager of Class A commercial office properties in New York City with an interest in implementing best-in-class property management processes and procedures. The ideal candidate will have approximately 10 years of work experience in NYC office and/or multi-family real estate. The candidate will be able to simultaneously supervise various capital and renovation projects on a multi-year, Class “A” office project in a hands-on, proactive manner

Responsibilities:

  • Prepare & manage capex projects including HVAC conversions, façade restoration, elevator modernizations, utility upgrades, etc.;

  • Develop & execute renovation projects including “pre-built” office build outs, “white-box” space preparations, lobby upgrade, corridor remodeling, amenity reconfiguration etc.;

  • Master plan building wide, parallel construction projects including tenant-in-place coordination;

  • Communicate & collect project specific input from operations, leasing, accounting teams within company;

  • Assemble RFP’s and collect, level, & award subsequent bids;

  • Devise filing strategies via Alt-2, Alt-1, LAA, CCD1, etc.;

  • Compile team of soft-cost consultants including architects, landscape architects, interior designers, MEP/structural/environmental engineers, expeditors, etc.;

  • Navigate City Planning, DOB, HPD, & DHCR review and approval processes;

  • Cure outstanding permits, application & violations for Temporary to Final Certificates of Occupancies;

  • Resolve DOB, DOH, HPD stop work orders;

  • Budget & track on-going “capex” & renovation projects;

  • Respond to data requests from lending institutions for re-financings and/or loan requirements;

  • Provide necessary deliverables for ICAP submissions;

  • Manage & report to internal senior executives via anticipated cost reports, recurring onsite/offsite meetings, etc.;

Ideal candidate will possess the following attributes:

  • Approximately ten years of direct experience in NYC office and/or apartment building projects;

  • Hard & soft cost estimating and/or construction accounting experience via a general contractor and/or owner’s rep. firm;

  • Architecture, engineering, or construction management education;

  • Ability to multi-task, prioritize, and take initiative in a vertically integrated environment;

  • Proficient in Microsoft Office, particularly Excel;

  • Working knowledge of project management software and CAD;
