Responsibilities:

  • Manage the day to day site activities including all member of the on-site project team, allocating responsibilities as required
  • Organize, track and level project buy out being mindful of project budgets and schedule including creating bid packages with details scopes of work by trade
  • Maintain project schedule and create recovery schedule should delays occur
  • Coordinate trades including but not limited to Excavation, foundation, superstructure, MEP, framing/ carpentry, kitchen layout, and façade
  • Meet with design and marketing team on finish selection and VE ideas
  • Complete and submit detailed daily activity reports, noting manpower, completed activities, anticipated activities, problems/ issues needing attention
  • Manage RFI and submittal logs
  • Communicate project needs to Expediting team
  • Meet expectations of retail tenant space delivery and LL work items
  • Review and process subcontractor AIA’s and invoices from payment in collaboration with accounting team
  • Organize and conduct project meetings with subcontractors, consultants, and other members of the project team
  • Perform daily inspections of work in place for accuracy and quality paying close attention to detail while inspecting for safe working conditions
  • Manage procurement and delivery of owner supplied materials
  • Comprehensive understanding of project plans and spec’s, offering and executing VE ideas

Requirements:

  • Possess an entrepreneurial mind set
  • Extensive knowledge of DOB process from project approvals through TCO including Inspection Ready, DOB Required Items need for TCO and FCO, TR forms, PPA submission, Required Inspections
  • Have knowledge of NYC utility connection process including Con Ed, National Grid, Time Warner, Verizon and DEP
  • Proficient in MS Office
  • Excellent problem solving skills
  • Be self-motivated and take initiative to meet project goals and expectations
  • Knowledge of FHA and ADA requirements
