The Construction Manager provides construction management services to support the needs of Region(s) for tenant improvement and capital projects as assigned.  These services include, but are not limited to, directing and coordinating activities pertaining to the construction, renovation, and maintenance of assigned properties.



  • Bachelor's Degree (minimum) in Construction Management or similar field of study; 8-12 years of similar experience in the Construction and Real Estate industries; or equivalent combination of education and experience
  • Knowledge of Sustainability required; LEED Green Associate or Accredited Professional preferred
  • GSA project experience, preferred
  • Relationships with significant vendors in the Region(2) that can effectively support the responsibilities of the position
  • Working knowledge of AutoCAD, Microsoft Office and Microsoft Project and/or Primavera
  • Ability to manage and monitor all financial aspects of a project through completion
  • Technical knowledge of the construction process and building operations including applicable local, state, and federal building codes
  • Excellent interpersonal, written communication, leadership, and presentation skills
  • Ability to:
    • Work under tight deadlines
    • Effectively communicate with all project stakeholders and team members
    • Prepare/monitor project budgets and schedules
    • Negotiate contracts
  • Willingness to travel as necessary
  • Special working conditions may include climbing ladders and walking on roofs and balconies 




      Tenant / Capital Improvements:

  • Responsible for on-time and on-budget completion of all assigned projects
  • Prepare job estimates and budgets for tenant build-out, capital projects including construction, design and other soft costs
  • Project management of assigned tenant improvement and capital projects
    Assess project design and engineering for impacts to building operations, company sustainability goals, and project cost/schedule
  • Establish qualifications, solicit bids/quotations and negotiate contracts with all 3rd party vendors including, architects/engineers, contractors, and development managers
  • Review bids/quotations and make recommendations for project savings
  • Provide technical assistance and budget review to Real Estate Operations Group regarding capital projects
  • Review and approve all project invoices per all policies and procedures; work with Accounting on all billing and invoicing matters
  • Report project status to stakeholders as required


       Due Diligence:

  • Evaluate potential real estate acquisitions, including physical inspections, capital improvement budgets, and document review
  • Negotiate and engage the services of consultants/engineers/vendors, as needed, for the analysis of potential acquisitions
  • Report project status to stakeholders as required
