Title: Director of Property Management/Asset Manager

Company:  RW Partners is a Real Estate Investment and Development Firm providing investment opportunities in both individual properties and portfolios in the Southwest and Southeast regions of the United States. 

Position Summary:

The Director of Property Management is responsible to provide guidance for all accounting and property management functions.  Assistance with tenant issues, review of monthly financial reports, annual budgets and CAM’s, approve weekly payables and educate staff on new scenarios.  Asset Management duties include the creation and oversight of customized asset management strategies and long-term financial planning for the investors/owners of various investment properties to include Office, Retail, Medical Office and Industrial.


·        Maximize total return for each assigned asset through the analysis of property efficiencies and identifying opportunities for improved performance

·        Work closely with third party property managers and leasing agents to provide direction for and oversight of business plans, budgets, CAMs, forecasts, leases, analysis and approvals

          ·      Determine maintenance and capital improvements needed to ensure properties are in  

                   good condition

·        Negotiate third party contracts with property managers and leases with brokers

·        Manage cash flow, distribution analysis and investment projections

·    Analyze and audit monthly financial statements from property managers

·       Develop and distribute periodic asset management reports to investors, consultants and other    partners

·        Regularly inspect properties to ensure high standards of property conditions

·        Provide pre-acquisition input and assistance in due diligence process, including review of financial and operational assumptions, and supporting the effort of originating and negotiation of debt financing

·        Oversee asset disposition process

    Minimum Qualifications:

  • Possess highest level of integrity

  • Have strong interpersonal skills

  • Education:BA in related field or CPM preferred

  • Certification:Must possess an Arizona Real Estate License

  • Experience:Minimum 5 years’ experience in commercial property management required

  • Familiar with Commercial Property Owner Associations

  • Good verbal and written communication skills; high degree of accuracy

  • Working knowledge of how to prepare CAM reconciliations and budgets

  • Ability to juggle multiple priorities and time sensitive matters
