WCM Transaction Specialist, Real Estate
This is a new position at Washington Capital Management’s (WCM) Seattle headquarters located in the Park Place building downtown – 1200 6th Ave., Ste. 700, Seattle, 98101.

WCM has branches in Washington, California, Oregon, Alaska and has recently acquired an investment management firm located in Boston; with real estate assets located in a dozen different states.
Seeking a full-time transaction closer who has a minimum of 5 years of experience in closing commercial real estate transactions.
Looking for an individual who will enjoy working in a fast-paced, team-approach environment on both debt and equity related real estate deals, including permanent and construction loans, straight acquisitions, dispositions and joint venture development deals.
Independent judgment and discretion is necessary in carrying out job duties. Required to evaluate and identify courses of action on an on-going basis, as well as making recommendations on various matters.
Transaction Specialist Job Description
Prepare and tailor closing checklists and contact information for specific transactions; coordinating collection of information; assignment of team members to tasks; periodic checklist conference calls and responsible for the ultimate closing of debt and equity transactions.
Work directly with outside real estate attorneys on loan documents, entity formation and transactional documentation, including ERISA related.
Tasks that involve obtaining title insurance, surveys, inspections, zoning/permitting information, including insurance analysis; interfacing with 3rd party vendor services, and escrow officers and review of settlement statements.
Coordinate debt related production, processing/underwriting staff and borrower’s team.
Review of Purchase and Sale Agreements and abstract related deadline dates.
Due diligence materials – assist in gathering materials when selling a property and organizing and review of materials when acquiring a property.
Assist in analyzing construction contracts and development related project budgets, with assistance from construction consultants and guidance from VP-Transactions and Commercial Draw Administrator.
Coordinate property and liability insurance coverages with WCM’s insurance agent and/or joint venture partner’s agent on equity deals and interface with insurance consultant on debt transactions.
Assist Investment Managers in engaging and conducting initial review of third-party reports, such as credit, survey, property condition assessments and environmental reports.
Electronically file related documentation to WCM’s teams’ shared drives.
Oversee the retention process of original executed documentation.
Preparation and coordination of closing documentation e-binders and access system.
Assist in audit related inquiries and special projects as needed.
