SUMMARY:  Develops and maintains financial analysis and reporting, proforma, market valuations and related plans for current and prospective, development or acquisition, real estate properties by performing the following duties:  Analyzes property packages, financial statements, operating and marketing material and related operating procedures to derive current and prospective performance, and make recommendations for improvements / relay identified opportunities. 

Contacts, acquires materials, communicates and negotiates with various representatives (direct and indirect) vendors and consultants in order to achieve a given real estate parameter/objective. 

PRIMARY DUTIES AND RESPONSIBILITIES include, but are not limited to, the following:

  1. Prepares or directs report preparation on company accepted software and related financial and statistical abstracts to support a market valuation, trends in values, rents, related operating costs, property tax assessments and rates in given communities.  Maintains contact with internal customers to revise valuations and plans based on modified needs or changes in investment market.
  2. Assists in preparing and maintaining current asset operational reports, including but not limited to weekly performance recaps, monthly operational and capital expenditure reports, ongoing renovation trackers, quarterly performance reports, annual operating budgets, etc. 
  3. Works with the asset and capital management team to seek operational aspects for review which result in the creation of data trends to analyze and predict performance, or identifying areas for operational enhancement.
  4. Leads the report build-out and ongoing internal business intelligence system maintenance.
  5. Assists in preparing and maintaining development or acquisition proformas.
  6. Analyzes property’s financial status based on analysis of data and discusses financial options and alternatives.  Analyzes data gathered, develops information and considers available solutions or alternate methods of operations or workflow.  Organizes and documents findings of studies, prepares and presents recommendations/analysis.
  7. Assists in research and investigation of financial value and investment return of property, market conditions and prevailing trends, customer appeal for type of merchandise, and desirability of location for type of product, or condition and location of investment property.
  8. Assists preparation and submits documents to implement acquisition or disposition plan. Assist in collection of information and review of attributes related to the purchase of property.  Prepares cost/benefit analysis to create or add value to the portfolio through innovation, market research, industry peer research or cost analysis.  Gathers and organizes information on problem or procedures including present operating procedures.
  9. Estimates or gathers costs of improving/rehabilitating property and related increase in potential market value to determine return and prospective added value.
  10. Reviews trade journals, business opportunity advertisements, or other publications to identify services / systems which will improve operational performance.
  11. Works with employees in the Acquisition, Development and Administrative groups. Carries out advisory responsibilities in accordance with the organization's policies and applicable laws. Responsibilities may include interviewing and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.
  12. Assists in the Strategic and Annual Business Planning process.



QUALIFICATION REQUIREMENTS: To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. EDUCATION & EXPERIENCE:  Bachelor’s degree in Business or Mathematics required, with two to six years related experience and/or training (multifamily experience preferred); or equivalent combination of education and experience.

SKILLS:  Ability to read, analyze, and interpret the most complex documents. Ability to respond effectively to the most sensitive inquiries or complaints. Ability to write speeches and articles using original or innovative techniques or style.

A high level of proficiency with office suite software such as spreadsheets (required), business intelligence (Power BI preferred), word processing and database applications.  Demonstrated ability to work with various real estate financial software tools required.  Working knowledge of Project Management concepts and related automated tools required (Microsoft Project or PlanGrid preferred).

Ability to comprehend and apply principles of advanced calculus, modern algebra, and advanced statistical theory. Ability to work with concepts such as probability, internal rates of return, limits, critical path, quadratic and differential equations, and proofs of theorems.

Ability to apply principles of logical or scientific thinking to a wide range of intellectual and practical problems. Ability to deal with nonverbal symbolism (formulas, financial equations, graphs, etc.,) in its most difficult phases. Ability to deal with a variety of abstract and concrete variables.

Real Estate Broker's or sales license preferred.  Certified Commercial Investment Member preferred.

ENVIRONMENTAL:  While performing the duties of this job, the employee is regularly required to sit; use hands to finger, handle, or feel objects, tools, or controls; and talk or hear. The employee frequently is required to walk. The employee is occasionally required to stand; reach with hands and arms; climb or balance; and stoop, kneel, crouch, or crawl.

The employee must occasionally lift and/or move up to 25 pounds. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception, and the ability to adjust focus.  While performing the duties of this job, the employee occasionally works in outside weather conditions and is occasionally exposed to wet and/or humid conditions and fumes or airborne particles.  The noise level in the work environment is usually moderate.
