The Development Associate will become an integral member of our growing team by providing support in all areas of real estate investment and development.  The role’s primary focus, initially, will be on entitlement, zoning, design development, and overall process management related to our current multifamily development pipeline.  Opportunities for future advancement are significant, and will be earned as the candidate demonstrates mastery of his or her responsibilities.  The successful candidate can expect to be exposed to acquisition of land and income-producing assets, rehabilitation and repositioning of existing properties, and ground up development.  Additionally, the role will be involved with capitalizing commercial and multifamily residential projects utilizing conventional and FHA debt, traditional equity capital, and Low-Income Housing Tax Credits (LIHTC).

Duties and Responsibilities:

  • Work closely with the Director of Development & Acquisitions to oversee all facets of ground up development including feasibility, contract due diligence, preconstruction development, construction, and stabilization.
  • Proactively manage project progress by tracking, organizing and completing annual, quarterly, monthly, and weekly milestones using Excel checklists and MS Project 2017.
  • Support property due diligence by soliciting, bidding, managing and carefully reviewing third-party reports.
  • Contribute significantly to delivering entitlements such as land use acceptance, zoning, plan approval, easements and permits. 
  • Assist in project design, including assembling design teams through RFP and negotiation, clearly communicating project expectations, and facilitating design review and feedback.
  • Promote quality control and cost effectiveness by thoroughly reviewing civil, architectural and interior design plans and specifications.
  • Collaborate with development, construction and operations team members, legal counsel, and strategic partners to implement and enhance best practices.

Skills and Qualifications:

  • Demonstrated ability to thrive in a fast-paced, multi-task environment, balancing competing priorities and multiple project assignments.
  • Strong capacity to execute autonomously and as part of a team.
  • Bachelor’s Degree with strong financial and business acumen.
  • Progressive experience in real estate development, acquisitions, brokerage, construction management, planning or finance. 
  • Experience with VHDA, HUD, Earthcraft/LEED, and/or tax credits is beneficial. 
  • Some travel required.
  • Salary and bonus commensurate with experience.

Physical Requirements:

 This is a position which requires the Development Associate to be able to view computer screens, mobile devices and other electronic equipment, paper reports, and journals for extended periods of time where visual strain may result. Must be able to frequently walk, stand, and climb stairs in and around construction sites, communities, apartment homes, models and properties. Also, must have the ability to speak, hear, bend, stoop, reach, lift, and move and carry up to 25 lbs. Finger dexterity is necessary. Some travel is required to visit communities and offices throughout the region, and to attend training classes, business meetings, or other situations necessary for the accomplishment of some or all of the daily responsibilities of this position. Must have the ability to legally operate an automobile.
