This position reports to the Senior Vice President, Asset Management on various assignments related to Asset Management of the Los Angeles Region, primarily focussing on the Downtown Office Portfolio. Will immediately be expected to contribute to Business Planning, Office and Retail Leasing Oversight, Accretive NOI and Cash Flow Management, Capital Expenditure Supervision, Budget Development, Quarterly Property Investment Valuation, and External Fund Partner Reporting.
Maximize Asset Values, Investment Returns & Leasing Performance
Assume an active leadership role and participate in the design, development and oversight of key projects forming part of the annual corporate initiatives, including:
Office & Retail Leasing
Major Building Capital Expenditures and Redevelopment
Property-level Expense Management and Shortfall Analysis
Portfolio Operating Strategies, Programs and Initiatives
Formal Tenant Engagement
Strategic Initiatives and External Fund Partner Reporting
Actively involved in various strategic initiatives, including property dispositions and financings in accordance with the Business Plan or as regional/corporate opportunities arise.
Quarterly Property Valuations, IFRS Reporting & Annual Business Planning
Lead the completion of all tasks related to the annual Business Plan, including coordinating the generation of: specific leasing assumptions and rental inflation curves, operating and capital budgets, revenue projections, expense shortfall analysis, investment metrics and value-add asset strategies.
Ensuring timely distribution of the final Business Plan deliverables to the respective Regional COO, Global COO and DTLA Fund Partners and actively participating in the presentation
Engage and direct third party firms in the preparation of independent property valuations for IFRS comparison on a quarterly basis.
Ensure timely and accurate quarterly IFRS presentation material are prepared by the respective Analysts for the Regional COO and Global President & COO, Office Division,.
Maintain detailed interim and year-end supporting schedules as needed for internal/external auditors related to regional assets and assist with corporate Audit Compliance requirements as needed.
10+ years of extensive and relevant exposure to commercial mixed-use office real estate
Well-rounded, in-depth understanding of commercial mixed-use office real estate fundamentals, including: office and retail leasing, DCF valuation modelling, property management, building operations, business plan development, tenant and landlord construction, capital expenditure management and accretive value-add asset strategies.
Proven history of excelling within team dynamics
Excellent numerical and arithmetic aptitude with a sound understanding of NPV, IRR, DCF and TVM principles.
Strong analytical ability, understands minutiae as well as macro-level impacts to provide meaningful conclusions and effective leadership to Analysts.
Strong communication and organizational skills; able to efficiently prioritize multiple tasks.
