We are seeking a highly motivated individual who will assist with mitigating financial and reputation risk by ensuring timely and accurate property tax payments. This individual should be able to understand complex tax authority and investor requirements and will authorize disbursement of tax payments under these requirements. This individual will perform analysis to aid in the management of tax and insurance escrow funds and will be responsible for completing annual escrow analysis for both tax and insurance escrows. The position will be located in Blue Bell, PA.



  • Manage property tax payments for a portfolio of loans; determine property tax requirements from the largest taxing authorities with most complex requirements; communicate requirements to borrowers and resolve issues; mitigate risk by ensuring timely payment of property taxes and avoidance of penalties and tax liens
  • Interact with tax authorities to ascertain undocumented requirements; track requirements to mitigate risk of rejected payments
  • Review, update and approve electronic file from tax service that determines payment status
  • Disburse tax payments; refund overages and collect shortages from borrowers; perform annual analysis of tax requirements based on tax bills, historical data, and upcoming changes; negotiate with borrowers and platforms to adjust payments as appropriate
  • Set up tax information on newly booked loans; verify that correct set has occurred using tax service reporting and loan documents; resolve discrepancies in parcels between borrower, closing and tax service
  • Pursue evidence of tax payments for non-escrowed loans in situations where outsource vendor is unable to do so; interact with borrower and escalate to asset manager as appropriate; resolve issues
  • Perform Initial Escrow Analysis of Tax and Insurance for upcoming loan closings based on documentation provided by the Closing Team. Ensure that data provided by closing for tax and insurance escrow analysis is complete and correct; work with the closing group to resolve issues.
  • Ensure that system data is captured in a way that it can be used to generate reporting useful in analysis
  • Initiate and perform ongoing analysis to support process changes for efficiency and to improve customer service, and to maximize benefit of funds held in tax and insurance escrow accounts
  • Resolve complex borrower problems requiring analysis of historical and system data and involving interaction with taxing authorities
  • Assist Process Manager in collecting data from records and from taxing authorities and assist in analysis to determine appropriate tax increase factor
  • Serve as Subject Matter Expert for Tax and T&I Escrow Analysis functions; maintain advanced knowledge of Guide and Documentation requirements involving Taxes and Escrow Analysis; provide guidance and education for colleagues and borrowers;
  • Assists with Limited SubServicing process including document delivery, borrower inquiries and MasterServicer inquiries
  • Initiate and participate in projects, system enhancement design and testing; document procedures

  • Bachelor’s Degree in Accounting, Finance, Economics, Real Estate, or other related fields
  • 1-3 years related work experience, preferably in mortgage banking or a financial services environment
