Position Overview

Carroll Organization is seeking a full-time Acquisitions Analyst to support the Investments group in underwriting and executing new multifamily investments. The Analyst assumes broad responsibilities including financial analysis, due diligence, deal sourcing/execution, market research and presentation development. An Acquisitions Analyst undertakes research to provide information and investment ideas to Senior Management. The information they provide enables decisions to be made relating to the investment portfolios they acquire and manage.

  • Location: Acquisitions Analyst role is based in Atlanta, GA
  • Required: BS/BA from a leading undergraduate program. 1-3 years of finance and/or real estate experience
  • Reports to: Vice President of Investments


Objectives and Responsibilities

  • Financial modeling
    • Source and screen potential investments relative to investment criteria
    • Develop and apply quantitative models to deals under consideration for acquisitions
    • Modify and update discounted cash flow valuation model based on various scenarios and sensitivities
    • Apply historical trends to current conditions to anticipate post-acquisition performance
  • Due diligence and deal execution
    • Assist with due diligence and underwriting process by analyzing property financials, physical condition, cash flows, market trends, and risk
    • Communication with third parties including external capital partners, brokers, lenders, consultants, etc.
    • Conduct market and property due diligence including site tours, broker meetings, and reviewing third party research
    • Ascertain relevant rent, sales and operating cost comparables for target acquisitions
    • Strategize with team members to generate creative ideas to maximize revenue, reduce expenses and deliver value-add improvements to target properties
    • Develop capital budgets reflecting cost of renovations, rehabilitations and upgrades to properties to drive economic value
    • Oversee the transition from acquisitions to asset management including the preparation and implementation of the business plan, property management oversight, budget preparation, and financial statement review
  • Presentation development
    • Effectively prepare, communicate and present thorough and concise investment packages to senior management and external equity partners, providing all support for assumptions utilized during the process
    • Provide fact-based market information to asset management and property management teams to assist in the decision making process for existing assets and future acquisitions
  • Market research
    • Research overall target market and investment sub-market conditions
    • Keep current with macroeconomic news, market trends and general industry knowledge
    • Oversee the transition from acquisitions to asset management including the preparation and implementation of the business plan, property management oversight, budget preparation, and financial statement review
    • Monitor competitive properties in the region, historical sales transactions, and perform other market research initiatives as needed


Qualifications, Experience and Education

  • Bachelor's Degree, preferably with an emphasis in business, economics, real estate, or finance
  • A minimum of 1-3 years of relevant experience. Real estate experience highly preferred
  • Knowledge of key financial concepts and metrics as they relate to the multifamily real estate industry, including capitalization rates, internal rates of return, cash-on-cash returns and others
  • Proficiency in Microsoft Office, specifically Excel skills, required
  • Proficiency with financial modeling and presentation development with close attention to detail
  • Strong organizational and project management skills including multi-tasking and a track record of meeting deadlines and delivering on goals
  • Team player with entrepreneurial spirit. Ability to work independently and make appropriate decisions without specific direction
  • Strong interpersonal skills with high proficiency in written and verbal communication
  • Effectively interact with external parties including capital partners, third party consultants, brokers, lenders and other multi-family real estate companies
  • Ability to independently execute transactions from start to finish
